3rd quarter Arizona Traditions resale home sales figures were just posted to my website.  For people looking for a home in a gated Arizona retirement community on the golf course,  it will be hard to beat the values you will find here.  As mentioned in an earlier post, Golf course homes in Arizona Traditions start in the mid $200k's and are rarely seen listed over $350k in today's real estate market. Sun City Grand real estate listings were at its lowest this year during the third & forth week of August and the first week of September.  Inventory has increased since the second week of September.  On September 30, 2009 there was 219 active listings, 37 pending contracts and 4 contingent contracts.  There were 16 properties that sold and closed in escrow in September. The average sale price in September 2009 was $229,650 and the average days on the market was 69 days.  The average price per sq ft was $141.78. The average sale price in September 2008 was $262,305 and the average days on the market was 190 days.  The average price per sq ft was $146.19. I just posted the Sun City Grand Arizona, September 2009 home sales report.  There were 16 homes sold this month versus 19 in September of 2008.  Year to date numbers show a reduction as well, 264 sales for 2009 & 322 sales for 2008.  While sales are down from last year our inventories have also been running at an all time low. Overall, Sun City Grand is fairing far better than most of the other Arizona active retirement communities in overall sales as well as the number of foreclosures coming on the market.  As of this writing there are around 20 homes scheduled for foreclosure.  Some of these may be sold as short sales and never actually go into foreclosure. Compare these numbers with Corte Bella, a much smaller community, and you'll see why it may take Corte Bella longer to recover. ... 10/01/2009

Are the tumbling real estate values in the Arizona active retirement communities nearing an end?  Many realtors (myself included) who work in these communities feel so.  And apparently we aren't the only ones.  This morning Francesca Levy, writer for Forbes.com, gave us her take on the situation, giving special mention to our Phoenix, Arizona market.  Click HERE to see her article.
