Foreclosure:  On any future application, a prospective borrower will have to answer YES to question C in section VII of the standard 1003 form that asks, "Have you had property foreclosed upon or given title or deed in lieu thereof in the last 7 years?"  This will affect future rates. Short Sale:  There is no similar declaration or question regarding a short sale. 10/23/2009

If possible, a short sale is a much better option than going into foreclosure.  Here is the second reason why.  An Investor who allows a property to go to foreclosure is ineligible for a Fannie Mae backed investment mortgage for a period of 7 years. An investor who successfully negotiates and closes a short sale will be eligible for a Fannie Mae backed investment mortgage after only 2 years. 10/16/2009 Well people are starting to come back to Sun Village as the temperatures are cooling down.  I just listed a really nice condo.  Also have a Santa Rosa model with a Casita and court yard going active on Monday.  First week of next month, I will be having a beautiful patio home on the market.  I just heard that the pool will be closed for repairs, but double check to be sure.  My Mom just switched from her own pool to the large heated community, which is a lot more convenient.  From what the Weatherman said its to be a little warmer than the norm, but the temps will be back to normal with in a week. Sun City Grand residents, family, guests and the City of Surprise celebrated Oktoberfest in a "Grand" style yesterday!  Each year residents celebrate the end of the hot summer while welcoming back the winter visitors.  The weather was perfect, and the event was highly successful! Sun City Grand Dancers performed with various dancing with residents participating in line dancing, West Coast Swing, Square Dancing, Arizona Two-Step and Waltzes. Artisans sold their works.  The show favorites appeared to be woodworking and jewelry. Each club had a booth, displaying their club information and selling their club projects.  Even the Grand Democrats and the Grand Republicans had booths.  The four golf courses had drawings and there were merchandise discounts for visiting the respective booths.   ... 10/11/2009
