My name is Brad Christman. I'm new to the Short Sale market as a Short Sale Area Specialists. I want to share my most recent experience with you. I represent the Real Estate Investment Firm Guardian Realty, in Queen Creek, AZ. With the help of our mitigating company Raukov. We were able to successfully perform a Short Sale, for an extremely desperate woman, in an extremely dire situation. She has had a tremendous amount of hardships over the past couple years. Everything from health issues, to substantial loss of pay. Being a single mother it was starting to take an emotional toll on her. She tried everything from refinancing to loan modifications, with no success. She was left feeling hopeless, and had the perception that no cares, and that no one will help. We were her last hope to sa...

Great news for Maricopa in Pinal County Arizona!  This community sprouted up almost overnight going from a population of 1,500 in 2002 to more than 35,000 by 2007! Maricopa was considered the poster child for our housing crisis due to an epidemic of foreclosures as our real estate market crashed unceremoniously into the ground. How quickly things change...Here we are, mid 2009 and this doomed community is rebounding at the speed of light! Now, Maricopa has rebound as a great place to find affordable housing for entry level, first time or even step up home buyers. Approximately 1,000 homes have sold in Maricopa the first quarter of this year depleting surplus housing and converting this short lived ghost town community to the new gold rush town it was just a few years ago! www.centralpho...

I previewed a home in Maricopa, Az. for a potential client yesterday. 3000 sq feet with a nice large yard and in great condition. Maricopa has been hit hard by the falling market and there are some great buys out there for the home buyer that is looking for a newer home in a growing community with new schools and shopping on the way. Contact me and I will be happy to show you properties in the area

If you are looking for  golf in the Town of Maricopa you are in luck. There are two very good courses. The Duke at Rancho El Dorado is a well maintained Resort course located in a home subdivision. If you want something diferent There is Southern Dunes. formerly a private club that has recently changed ownership and is now semi-private. It is a tough course and I recommend it for the better players out there.Tim

Over the past few weeks Maricopa has seen a wave of new foreclosure listings.  In mid October there where approximately 170 active Bank Owned Properties and now today we have 308 active listings.  Sales volume has been strong since March 2008 and was at record levels in September 2008 (174 Sales).  October recorded 154 sales which was the 3rd strongest month for sales in Maricopa this year.  Mid November data shows a slow down in both sales (48) and pending sales (201).  The slow down is typical for this time of year and to put it in perspective this November will have the highest number of sales in Maricopa for any November on record.  The primary issue remains the massive amount of foreclosure and short sale listings.  The combination of the seasonal slow down and wave of new foreclos...

Maricopa is a town with a brief but wild real estate history.  According to 2000 US Census data the population was a little over 1000.  Today a conservative population estimate is 37,000.  The area included farms, dairy's, and feed lots as well as the train station.  Most Arizonan's rarely ever came through the area unless on a road trip to Rocky Point or San Diego as Highway 347 is a prime link to I-8 from the Valley.  This report will focus on how the Maricopa real estate market has evolved over the past decade but for those that want to know more about the history of the area here is a link to the City of Maricopa's history page.  Reason's to the incredibly quick rise of the Maricopa real estate market can be traced back to May 2, 1997.  The Clinton Administration made significant ch...

The investment strategies used in Arizona have changed dramatically over the past several years.  The days of buying properties with the expectation of huge gains in a short period of time are over.  Today's investors are back to the basics.  These include "Flip" investors as well as "Hold" investors.  The flip investors are the minority at this time.  There is some activity in Maricopa however this is still rare in this market.  These particular investors are seasoned investors using sweat equity to make a profit.  In this market many are settling for far less expectations.  A little profit is better than no profit.  These investors like most investors are targeting the foreclosure market.  The larger share of the investor market can be categorized as "Hold" investors.  In Maricopa we ...

Ground was broken this week for a new Wal Mart in Maricopa. A large Tutortime and also a new Mcdonalds are just about open also. You don't have to be a big fan of any of these companies but it will give you an idea of what is happening in an area. The growth of the City of Maricopa continues and will for a long time to come. The weather is great (you just have to adjust to those 100 degree days in the summer).

There was a story on Nightline not too long ago talking about Maricopa, Az. I didn't get to see the whole thing but it indicated that this is one of the worst markets anywhere.Right now there are great bargains on homes and it is still a great area to consider moving to. Our weather is a little toasty in the summer but I can tell you from personal experience that as some of us get older and we start feeling the bones creaking and stiffening up that the heat makes the body feel pretty good. We don't have hurricanes or tornadoes. We are about 30 min. to the airport and we still have a small town enviornment.

Maricopa saw a record 150 sales in May 2008.  Foreclosures continue to dominate the market attributing to 60% of Maricopa sales in May.  New home sales picked up slightly but are well below their 2007 levels.  The resale market remains extremely slow accounting for only 10% sales.  Despite all the buzz, Short-Sales remain extremely slow.  There are many listed yet only 5% of all Maricopa May sales where Short-Sales.  Inventory is also on the decline.  As of June 1, 2008 Maricopa has 827 active MLS listings.  This is far below the peak of approximately 1150 active listings.  Active listing, have dropped steadily throughout 2008.  This is certainly a positive sign for the Maricopa market.  The downside is that current homeowners are facing very difficult challenges selling.  Many are upsi...

The Maricopa real estate market for the second consecutive month was dominated by foreclosure sales.  Short Sales have also gained in strength making up 10% of the MLS sales in Maricopa for February 2008.  New Home Builders dominated MLS sales in 2007 which liquidated much of the standing inventory.  Builders have held prices steady in 2008 and have settled for fewer sales.  Still New Homes Sales account for more than a 1/3 of Maricopa MLS Sales in February.  Regular Re-sales have been extremely slow for more than 8-months.   Investors are very active targeting the Foreclosure markets best deals.  Many of the lowest priced homes are receiving multiple offers.  Price indicators showed improvement from January.  It is too early to tell but the current increase activity and a stabilization...

The FIRST subdivision in Maricopa is Cobblestone Farmsby Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real EstateMaricopa is growing by leaps and bounds.  Why?  Well, its relatively close to employement centers in the Valley (Chandler/Tempe/Gilbert/Ahwatukee) and is comparably quite affordable.  There is quite a bit of inventory out there not to mention great, GREAT deals on spec homes.  So what's so great about Cobblestone Farms, you ask???Ever take highway 347 into Maricopa?  What's the 1st subdivision you see (on your right)?  Yup, Cobblestone Farms (sure, one could argue that Rancho El Dorado is spotted first on the left....splitting hairs!).  In addition, Cobblestone Farms is built by Fulton homes - one of the most respected builders in the valley. But what about the subdivis...

I just spent about forty five minutes sitting in my backyard with all the lights out in the house. I am out in the middle of nowhere in western Pinal County,Arizona. the stars are out and the night is perfectly clear. It really makes you appreciate the solitude of living in the country. I sometimes miss the smells and sounds of the city, but not on an evening like tonight

I tried to add a community to the Localism site but I got the big red X. Hidden valley is a pretty large area west and south of the Town of Maricopa in Arizona. It is twenty miles plus long and at least five miles wide. It consists of a lot of acreage and a number of small subdivisions that are being developed. It has been around a long time and I think it deserves to be called a community just like all the new cookie cutter subdivisions with all their HOA's. There are a lot of great people, beautiful homes, horse property, and of course a few eccentrics. Arizona is a great place to relocate to and just remember when it is 115 degrees, it's a dry heat. LOL
