In today's market, everything sells high and quick, so selling "traditional" is a fast track to cash. I closed one in 5 days not long ago.

Let me see if I've got this right. You are asking real estate professionals for lead generation idea so you can take the business we need. Who would do that? With the proliferation of the iBuyer agenda (KW has created their own) and existing investor "I buy ugly houses" marketing, helping another take a piece of the pie seems counter productive for an agent.
But, if you suggested you possess solutions that allow a real estate professional to address those homeowner with needs requiring non-traditional methods...that is different because that addresses business we would not have without out-of-the-box remedies. That is less of a one-way street.

When I was running my flooring biz, outside of repeats customers/referrals, my own website was my best source of leads and generated very high quality leads. Many of those jobs were sold before I arrived.
I like what Thomas J. Nelson, REALTOR ® e-Pro CRS RCS-D Vets said. I would focus on your core targets (as he mentioned) and I'd add estates/probate. Write in depth articles for the things they search for - ones that solved their problems and questions. Solve their issues and let them know that you can help them. (BTW, I used to do some blogging for someone who flipped homes, so I know it can work).
Also, for me, real estate agents and painters were my best business referral sources. Think about who might be yours.

In 1992 I was spit on, had my tires slashed, windows broken, refused showings and not allowed to present offers.
Why?
Because I dared to open a buyer brokerage office to represent only buyers and never sellers.
The traditional agents were so damn worried that I might steal some buyer business that they did everything they could to put us out of business.
Funny thing is that at the time we had absolutely NO business...so there was nothing to "steal"...not to mention, we were not looking for sellers.
I have learned to seek out my own avenues for leads and never ask or expect a traditional agent to provide any helpful information...
Regardless of your business model, I know there is a niche for you.

I received a lot of postcards from investors trying to purchase my home with cash. I think these investors are sending postcards randomly.
Personally I think there are too many investors in my area and the competition is too tight. Almost everyday I receive a phone call or a text message from an investor asking whether I have any off market properties. These smaller investors are also competing with a larger one such as Offerpad, Orchard, Redfin, Z, and the list goes on.
Agree with Roy, pay attention to foreclosure and preforeclosure notice or go visit the county courthouse for auction.

Chris, This week I was sitting in a builder's model home and over in the corner was a brochure holder for Zillow offers. The builder rep mentioned it was another path for new construction buyers to be able to write contracts on new construction. The builder will not take offers that are contingent upon selling a home, but will take those that are about completing a home sale.
Perhaps building relationships with some builders gives a new construction buyer what they want: a guaranteed sale on a guaranteed date.
