I suugest a couple and let the buyer decide. If pressed, I will give them my preference. It is not always the same. Depends on the property and the inspector's own biases!

Buyer ultimately chooses. Often, they don't know and want us to just handle it. There are a couple of inspectors in my area whose names I would give and more than a couple whose names I would not give. So whatever the buyer chooses will be okay. Including if they choose not to choose.😜

I used to have a list of recommended inspectors, attorneys, septic guys, etc. Nowadays I am more likely to just give them the name of who I think is the best and by that I mean thorough, affordable, fair and honest. Ultimately they use who they want to.

First I let buyer choose.

When a recommendation is sought, I try to use the same inspector. But, as we all know they get busy. Time issues often mean I go to the "B" choice.

The payee, however, does see a list with multiple companies shown.

I recommend 2 & let the buyer choose. There is one inspector that I use that has an HVAC guy come out to eval the furnace & AC which makes it a better inspection. Not the usual inspector going 'not sure, I'm not a HVAC guy' but I think .....

I have several home inspectors that do an awesome job and that I trust completely. When a client asks me to recommend an inspector, I give the client each inspector's name and number. I tell them to call each one; ask about their experience, the scope of their work, the fees involved, and any other questions they may have. Then I tell them to use the one that they feel the most comfortable with. Doing this offers me some protection in the event the buyer is dissatisfied for some reason down the road. I didn't tell them who to use. I only offered recommendations and the client made the decision.

I give them a vendors list with different inspectors, handymen, roofers, etc.

Names and numbers are there for them to make the call.   It usually works like this first one that answers or the lowest bidder gets the job.
