Seller can make suggestions, but I write it.
ZTR set their own limits on character count.

I've seen some novels in MLS although I really don't know what the "limits" are. My descriptions are as succinct as possible and always with a little room left over for dessert.

1,000 characters & spaces are allowed in our MLS + we have agent remarks and syndication remarks as well.
Sometimes I do get great seller write-ups! Some people live on the public real estate domains and know how they want their listing to read and they write quite well. However, the vast majority are done by me.
As for approval, I send all of my MLS sheets out to sellers to approve while the listing is in the 'incomplete' (pre-listing) stage in MLS. That way, if they request a change, it doesn't have to be changed on all domains. Again, the vast majority approve with no change requests.

We have a character, not word limit. I think it's around 800 characters and public remarks allow for a bit more.
I do not ever expect my sellers to write my copy..... that's what I'm getting paid for. I only ever once gave a seller review authority... but she was a professional book editor and very good with words so I didn't mind. But the typical seller has no clue. And I've never had any complain about what I wrote about their homes.

800 characters in the public remarks section. That's not enough.
10,000 characters in supplemental remarks, but that doesn't transfer over to public IDX's

Our Marketing Remarks section allows 500 characters. Our "agent only" section allows 250 characters. Sometimes I attached a doc accessible to other agents that spell out more features & details.

We have a limit of characters in the public and agent remarks. There are enough characters to give a good description of the property.

I must have never hit it, as it always takes everything i write. I wont let me seller dictate word for word. Some have good ideas, some offer insight and some make a mess.

I have never had a seller want / ask to write content. I ask them to describe the features they most love about the house, etc. and I am sure to integrate that into my marketing.
I do not recall how many characters are allowed in the MLS.
We do have space for private remarks that are not visible to the public.

Our mls has recently expanded the number of characters allowed in both mls public and confidential remarks. We used to have a problem with the limited space available. Now, no problem. I believe the limit is 1,000 characters in each section.
I have only had one client in 20 years be involved in writing the comments. Frankly, they did a good job.
No idea re: public portals. Someone else on the Team handles that chore.

We can post 350 characters in MLS and I do not trust this to the seller. I try for keywords that are searchable.

So interesting, the answers. I know for a fact my MetroList limits our characters and spaces to 500. It's set up that way in the fillable PDF so I always know when I am reaching it. I try to use every inch.
It is rare that I have a seller request different verbiage. Well, once a short sale bank asked me to remove "rotting pumpkin" that was melting into the living room floor.
But I didn't. The bank was not the seller.

We have probably close to 1000 words, quite a bit, and have a section for broker remarks too. I do ask the sellers what their favorite part of the home made them buy it.

I'm in two different MLS systems, both have limits, though different. I write the copy and my sellers have the right to ask me to change it.

Not sure of the word or character count! The seller hires me to sell the property, so I write the content!

I always email it to sellers so that they can’t make recommendations or approve
