Avoid this at all costs.

There are too many to count, but you can protect yourself and your client by learning the laws and rules governing real estate and your duties as an agent.

Things that seem too good to be true.

Potential fraud is everywhere.  Actual fraud, not all that common in real estate.

Use the smell test. If it doesn't smell, look or feel right, question it.
