I have a lot of posts on my AR blog about marketing to expireds. Look them up. They are very valuable. Remember that working expireds is a long term committment of at least one year with no results most of the time before 4 months. Its the long game. At least 60% will relist with same agent. Go for 12 months back and see if any are still expired. It is actually part of our Listing Experts Academy program, I have expired marketing trainign. For me, expireds aren't any different than any other source of leads... it's all about the numbers and if you contact enough of them systematically you'll pick up some business. But I fully expect 50% of expireds to relist with the same agent.

Katerina nailed it in her comment and I can attest that it is a long term commitment. I have had calls from expireds that I marketed to 1-2 years ago, some even longer, so you must be in it for the long haul.

I really depends on what you are seeking. 90 day market or long term. For the latter, treat them like any owner who has raised their hand.
Data mine your mls and determine the time interval between expiry and re-list. If the peak of the bell curve extends 2 weeks or more, you do have opportunity in the 90 day market.
Wait for the feeding frenzy to quite (aka The KW folks slow their harassment) and then present your opportunity.

There was one which expired across the street. But the signs are still outside the house and on the street. Today some top agent apparantly convinced the owner to fire the 1st agent. She carried off her signs with tears. The owners did not keep the same agent.

I think it's a specialty that some agents are great at. There are a few agents in our office that mail to expireds at least 10 times and get a great result. We personally do not and haven't put much effort into it.
