My opinion does not factor into a Buyer's purchase. No one knows what goes on behind closed doors and we have no idea of what will be too big, too small or just right. Goldilocks I am not!

I'm just glad this Q is not about politics. 3:)
It's challenging to help buyers who are so conditioned by outside influences to keep it real for both the present and foreseeable future. Gotta think resale AND daily life!

Start out conservative. Prepare for the worse. You can always trade-up

I see them more focused on value and price per square foot. Yes they do want what they want and that goes for pretty much all consumers.

Every client is different. Size does matter to some ... however I feel mainstream are looking to have their needs met ... wants are secondary. Of course, price is always an issue.

Buyers think they know what they want but they don't always want what goes along with what they think they want. LOL
For example, I might think I want this palace, but I do not want the expense of maintaining it. So, I don't really want it. I just thought I did.
It is part of your job as an "advisor" to guide the buyer through the maze of what they think they want and what is practical given their circumstances and budget.

Yes size matters, but many buyers have unrealistic expectations.

That is a gorgeous castle! I'd love to represent a client in such:)
As for me, clients want what they think they need. I just moved an elderly couple into 5br house and they complain that it is too tight for them in there. Go figure;)

For some folks, size seems to be an ego thing.

Both, Tony Whiteside. Size matters to most of my clients and they want what they want. My opinion is what doesn't matter when it comes to that choice!

Clients want what they want, but the Grand Canyon is sometimes the distance that separates what the client wants and what their budget will buy.

It really depends on the buyers and their needs, and wants. And price makes a difference, as does the available inventory in the area they desire

They pretty much want what they want. I also try to explain that they'll be selling what they buy eventually, so don't buy problem children homes.

one never knows what the mentality will be...in my opinion, there's no such thing as a person having too large a house; or too small a body; or having too much money!!! but that's my sick mind.

Good morning Tony. It has more to do with what a client will qualify for, that will usually dictate the answer.

Tony Whiteside you got a valid point -- yes, what they want is what they want - and if they can afford, our job is to help them.

Tony Whiteside I don't discuss what criteria a buyer may have for purchasing a property. If they are qualified to make the purchase, they will be happy owners.

I try to give advice when asked for it. I don't volunteer it. You never want a client to think you're not on their side.
By your logic, I shouldn't be in the house I'm in now. Single guy, 2500sf 3+2. But the Ryan buys what the Ryan wants, with plans of needing that third bedroom someday...

Depending on furniture, size does matter. Usually buyers don't want to have to buy new furniture to fit their new home.

I have a beautiful new build listing that I could have sold 20 times if the bedrooms were just a bit bigger Tony Whiteside so in this case YES size matters.
