As a buyer or seller, I would think "CHOICE" is the operative word.
In most cases, that choice should reflect the buyer or sellers evaluation of their own abilities. Some will want the benefits of membership while others are $$$ focused. Providing concierge service means recognizing both extremes and providing appropriate choice.
Providing an itemization would be disclosing trade secrets. Those are worth the dollars required for their purchase.

I have a concierge who works for me. I hired her to take care of me, all of my agents and all of our clients together. I expect her to do what ever the need calls for. She has helped a referral partner of mine get started in making gifts for their luncheon guests when they ran out of time, she coordinates all our mailings to our wide and varied databases and farms. She keeps track of referrals and birthdays and anniversaries and sends out cards for all of us. She researches kids sports to let them know when and where to sign up, etc. She is worth her weight in gold!

I like to think that I offer as a Realtor a "conceirge" service, that being a standard that I always work toward.
My business model is to anticipate, not just meet my clients needs, both before, during and after the contract is signed. To do things or suggest that I do things, that they have not even thought about.
Of course, that is if that is how the question is being asked?!
