Inna Ivchenko has a good post about that with info-graphics. Most of the time, sellers pay for staging services and renting of art and furniture. 

Our sellers pay if they want the home staged and it's not cheap.

Depends... one or the other or a combination of both. I might pay for a 2-hour consultation and then seller pays for more if they want.

 Good morning David. From what I understand, it is the seller who pays for the staging. I have heard of a few agents paying for stageing but it is rare.

If I was making the profit on selling the house I would pay for it.

Negotiable. Usually, it would be seller expense, sometimes staggers agree to be paid through the escrow when the property is sold.

It is in my marketing plan but the seller can opt out!

If a significant staging effort is required, similar to the answer by Nina Hollander, the seller generally pays in our market, though the agent may pay the $100 or $200 consultation fee -- which is then usually refunded if the work actually takes place for the stager.

IF I staged, I would pay for it just like I pay for everything up front when I list and represent properties for sale here in Tucson, AZ.   However, I work with many buyers, showing over 400+ properties a year.  Working with all those buyers gives me a lot of valuable information, like most want to see a house empty.  They can better visualize where they will put their stuff, no emtional attachment with sellers family photos out, etc.   In the end, most properties do bettter in my mind CLEAN and empty.
