I don't generally do rentals because the money isn't sufficient for me to justify the time investment required to do it right. That said, if you do rentals, you should be willing to put it the time.
Given the ridiculous time, money and effort that we all put into "marketing", going out a couple of times doesn't seem that excessive.
It has been my experience that when you focus on the clients' (or friends) needs, all kinds of good things happen. That "friend" might wind up buying 10 houses throughout their life. They might remember if you were a friend or if you were counting the minutes that you spent on them.

I don't do rentals, so the first thing I do is refer them to a rental agent. But if I needed to handle something myself, I might take them out once, but not multiple times until they are ready to do something.

I don't do leases but if you turn it to out shoppping before their lease is up and they could buy, yes I would. Sometimes it takes a while to find what they are looking for.

Properties that are available today won't be available in three months. If any of them are, your friend won't want them either.
If you've explained this to your friend and they still want to see properties so far in advance, they don't see what you do as a business and they do not value your time.
If the person wasn't your friend, how would you handle this? That could be a good guideline.

I most definitely would not. It would be wasting their time and mine as most rentals don't stay on the market for more than 45 days. As a friend, I would believe they would understand...What I would do is send them the list of properties that suits their criteria and price. And as the time gets closer to when they are able to rent, then I am available 24/7.

I would explain to them what rentals are within their price range, then let them know that it would be already rented by the time they are ready to make a move. If they were a friend, I would offer to take them out once to see some rentals in different ranges so they can visually test the waters before they jump in.

No I typically do not show months in advance of the client actually being able to rent. What will be available in 3 months time will likely be totally different properties so it makes no sense for them to look too early.

I honestly don't know. I try not to do real estate work with my close friends. I find it muddies the water too much. A good friendship is worth to me than a paycheck.
