I have been in the business since 2000. Two of those years I was a loan processor, so I know the back and the front of what is going on with a mortgage file. I am ethical in my business, if the customer cannot afford the home and does not have good credit, I give them some advice on what they need to do to get their selves in line to be able to afford a home or get the best deal with good credit. With the way the credit crunch is going it is important for a client to make sure they have decent credit in order to get the best rate and closing cost. I do free qualifications, and at this point I am getting everything upfront from a buyer before they buy a house, that is if they haven't already made an offer.
The company I work for, Republic State Mortgage, is a great company! We work hard to make sure everything is done the right way, and that the customer is truley able to buy a home. I make sure that when I quote a client I over estimate the cost(taxes and insurance), so that when they come to closing they see either that the cost is lower or what I told them was correct.
I have now some tools to help realtors get new business, it is important to deliver quality, quantity comes with time!

FHA, VA, and Kentucky Housing. Also for outlining counties, there is a program called Rural Housing(100% no PMI). It is a great program and unfortunately it is not used enough.
