When and where ever I can line up a speaking engagement that is fun, exciting, and fulfilling for me, just to help motivate and create some positive thinking in people's minds. The dreams are unbelievable! Last night a client came to our home, we were going over some things, and my wife said the lender called and we needed to go across the street to sign more documents, well we did however when I sat down, I realized I was naked.Fortunately, there were a man's pair of dress brown trousers laying across the back of the chair I was sitting on so I jumped up and put them on, there were a couple of men and women in the room, then I asked for the papers for my buyer to sign. And I woke up! Dreams like that can scare the heck out of you and wake you up.There was another one last week, (not as...

Buying your first home is an extremely exciting time. But, like doing anything else for the first time, it can feel a bit overwhelming. Where do you start?A recent video from realtor.com outlined some of the first steps you’ll want to take as you start your journey to homeownership, including: Get ready for the financing process. Unless you have enough cash, you’ll need financing to buy a home. It's been a rough February for would-be homebuyers. In less than a month, the average 30-year mortgage rate has leapt from just below 6% to nearly 7%. Stronger than expected economic data has the market worried that the Fed may take rates higher, and keep them there longer. But behind the scenes, inflation is already a lot lower than the official data, the real estate market is 'normalizing' and buyer activity is beginning to pick up. #housingmarket #realestatenews #housingmarketupdates #realestatemarket #mortgage #realestate #whatsupwithrealestate  Peter A. All-Cash Real Estate Sales and Home Buyers Denise Lones here and welcome to this week's Zebra Report. Today I want to talk about all the cash sales that are all over the place. I talk to agents every single day, agents who are in Washington State, Arizona, Nevada, Florida - you name it! - and they are all saying the same thing, "There is an awful lot of cash out there today." So, this is an update on one very important place that this cash is coming from. First and foremost, it's important to understand that the share of new home sales has not only hit a 3+ decade high, but so have all-cash sales! But where is all that money coming from? Why is there all of a sudden so much cash? It's coming from generational passing of wealth. One generation is passing their wealth onto the next. The ...

Understanding mortgage terms and phrases can drive anyone a bit cookoo.  This term is not so much of a mortgage term but a real estate term.  This particular term is most often used when the buyer is also trying to sell a home and has accepted an offer but has not yet closed on it.  Or the buyer has some other contingencies involved.  It is a win win for the seller who might get a second offer on the home and then the first buyer has some serious decisions to make.  Let me know what other terms are tripping you up.#thehelpfulagent #home #houseexpert #house #listreports #homeowner #themoreyouknow #realestate #realestateagent #investment #icanhelp #realtor

Bathrooms are a room you use daily; why not make them the best?  We are not talking about all the bathrooms even though that might make sense depending on the age of the house.  I have an older home listed for sale right now and the biggest comment is that it has only one bathroom.  I am not really sure what to expect is an older smaller home.  Bathroom remodels are well worth the money, time, and effort. When you sell, you can recoup around 67% of the investment!  This is a better number than any other remodel you might consider.  What’s one feature you wish your bathroom had?#thehelpfulagent #home #houseexpert #house #listreports #homeowner #happyhome #investment #hometips #homereno #happyhomeowners #realestate #realestateagent
