Home Selling

It's been said that the only thing in real estate that is more confusing than purchasing a home is selling one – especially if you've never done it before. Where to start? Who to turn to?

These are good questions and – lucky you – the answers are right here within the pages of ActiveRain, the top real estate social network on the planet.

Within our content library you'll find more millions of articles, written by the pros, on home selling topics like how to choose a listing agent, the questions to ask before hiring one, how to stage the home and create curb appeal. What happens if the appraisal comes in lower than the amount the buyer has offered? Is an offer from a buyer with a conventional loan approval better than one from an FHA buyer?

We have the answers here at ActiveRain and chances are great that if you can't find them now (which is hard to imagine!) you will find them tomorrow or the next day because our experts add hundreds of new posts every day.

Only ActiveRain gives you the chance to read news and advice from professionals who not only talk the talk, but walk the walk – the boots on the ground every day in the real estate industry.

In fact, I'll share more than one secret! 🤫✨ Even in a seller's market, selling a home involves more than just putting up a 'For Sale' sign. 🏡✨ Here's why: you can't know what you don't know! So, if you're thinking about selling, remember these realtor secrets: 📸 Hire a pro photographer and videographer—first impressions matter! 💲 Price it right to attract maximum offers—crunch those numbers! 🏠 Host a packed open house with postcard mailers and online ads. 📞 Vet multiple offers by calling lenders to confirm buyer qualifications. 🤝 Negotiate terms, inspections, and contingencies to protect yourself. 🔒 Secure a backup offer in case the first one falls through. 📑 Open escrow and ensure the EMD is deposited on time. 📝 Disclose everything about the property. 🔍 Double-check the title. 🔧 Revi...

This post is addressed to all "unrealistic" future sellers.   I just saw a new listing on the MLS, which should be listed in its own category as "Future Expired Listing".  The price is so high and unrealistic that it actually bothers me that not only a seller would ask so much, but they actually found a willing agent who would spend their time on the paperwork. The only advice I can give is this (Because I am certain the agent did not suggest the list price):   Get an appraisal done, which is obviously an independent third party opinion. https://michaelelliott.fathomrealty.com/

I think I know how to negotiate a great sale price do you? Negotiating a great sale price, especially in real estate, involves a combination of preparation, strategy, and understanding the market. Here are some key tips:Preparation Research the Market: Understand current market conditions, comparable sales, and trends in the area. Know the Property: Gather detailed information about the property, including its history, condition, and any potential issues. Set a Budget: Determine your maximum offer based on your financial situation and stick to it. Strategy Start Low, But Reasonable: Begin with a lower offer than the asking price but not so low that it offends the seller. Be Ready to Walk Away: Show that you're willing to walk away if the terms aren't favorable. This can give you leverag...
