I attended a seminar at a local bank yesterday and got some clarification on a loan program that may be a big help to some buyers.  The FHA has a Rural Areas loan program (Jackson Hole qualifies for this) that allows buyers, who are owner occupants, to borrow money at reasonable rates with low down payments.  As a buyer you must have good credit and you'll need to qualify but you can borrow up to 97% of the homes value.  That's an unbelievable 3% down!  Here's something even more interesting, if you don't have the 3% down they'll allow a family member to gift it to you.  There are maxes on what you can earn and there is a limit of about $693,000 you can borrow (set to lower at the first of the year) but it is a great option for a buyer looking to get into the market now while prices are...

Jackson Hole, like the rest of the country, continues to experience a slow down in its real estate market.  It is fair to note that we are right in the middle of what we call the "off season" in terms of visitation to the area.  Also Interesting to note is that high end sales continue to help keep the market alive as 18 of the 92 transactions were for more than $1,000,000.  One residence sold in the neighborhood of $19 Million during the month of October, so clearly there are still some high end buyers willing to enter the Jackson Hole market.  Also interesting to note is that Jackson area sales volume for the month was higher than other areas which bucked the trend we've been seeing.  This is still true even if you take the large sale into account.   Located just south of Lake Creek on the west side of the Moose Wilson Road are the nearly 32 acres of Lake Creek Acres III Subdivision. Eight homes sit on 3-acre land parcels and range from modest to high-end. Most have excellent views of the front range of the Tetons. My real estate website recently became the first in Jackson Hole to implement IDX technology directly into the site.   Working with FBS Data Systems, the developer of the FlexMLS system, I embeded a code on my page that allows my clients to access the public MLS direclty from my site.  By integrating these features into my site I can collaborate with my clients on listings they are interested in and communicate with them directly through their own portal they set up.  FBS is a good company and they have continued to implement new features and functionality into the product which meshes well my own development strategy. Wildlife officials are urging Jackson Hole residents to beware of increased bear activity in their area.  Bears' appetites increase during the fall so that they can store up fat for their long winter hibernation, where they can go as long as five months without eating.  The summer berries are just about gone, leaving the bears to seek out their next food source: whitebark pine nuts.  Since the whitebark pine nut crop was only fair this year, Jackson Hole bears are being forced to search out alternative food sources.  What does this mean for you?  If you live near the typical travel corridors of bears (ie. rivers and streams), you may have a bear come digging through your trash to find sustenance.  State wildlife officials offer these suggestions to avoid any possible conflict with a hun...

The Jackson Hole Real Estate Market had been defying gravity for the last couple of years, that is, until this spring.   Last year, while the nations real estate market suffered one of the most dramatic declines since the 80's. We in the jackson hole real estate business enjoyed double digit price appreciation.   That party is over for now.   In combination with the credit squeeze and the fall of the stock market we have seen recent sales come to a halt.   I am sure that most real estate brokers in our area will cringe when they read this but I am not writing this to appease them or to talk someone into buying something from me, under the guise that it is going to keep going up.  Though I do believe in the "long term" it will.   I think people want to know the true story.    My thought ...

All of Jackson's senior citizens are welcome to bring their Medicare cards and come down to the Senior Center of Jackson Hole today from 8:30am-12:30pm to receive their free annual flu shot.  If you don't have a Medicare card, the shot will cost you only $15.  The clinic will provide transportation for $1 round trip.  This clinic is limited to senior citizens.  However, other public clinics will be offering flu vaccinations throughout October: Alta on October 16, Wilson on October 22, Jackson Hole High School on October 23 and Teton Village on October 30.  If you are unable to attend any of these public clinics at those times, walk-ins are available at the county health department (460 E Pearl Ave) from 9:30am-4:30pm.

While the Jackson Hole market has experienced a slow down, it is nowhere near the dire straits being touted in the media.  A California-based research company recently reported that the median home price in Teton County had dropped 9% in the last fiscal year.  While the lower end market has experienced a slight dip in home values, the higher end Jackson market has actually increased 2% (from $1.175 million in July 2007 to $1.2 million as of July 1, 2008).  Since the Jackson Hole market has consistently experienced approximately 20% increases every year for the last few years, a slow down or even slight dip may seem much bigger than it is.  Many Teton County realtors believe this is a much needed correction in the market.  With slowing sales volume, there is now an 80% increase in invent...
