Home Inspection Misconception   At our recent Windermere Peninsula Properties regular Tuesday morningBroker/Staff meeting,  Allegiance Home Inspection, Kyle, stopped in to give us a presentation of the home inspection services their company offers.  Definitely great information and am excited to add their name to our resource  list of inspectors in the area. They provided us with a very informative handout sheet with “8 Common Misconceptions about Home Inspections”  that Buyers have.   As I was reading it, I realized, we also as Brokers, hear the same questions and misconceptions and thought it would be a good time (coming into the New Year and all) to answer those questions and get rid of the misconceptions. #1 – What if the home inspection fails?  There is no pass or fail with a ho...

Welllll, yes- LakeLand Village in Allyn WA is currently experiencing record lowhomes for sale inventory. With only 12 homes and one condominium for sale in LakeLand Village, that is the lowest I have seen inventory drop to in my 16 year career with Windermere Peninsula Properties in Allyn/Belfair.....     Amazing and sort of disappointing as there are so many prospective buyers actively searching for their new or first home or vacation home, and well , there's NOTHING TO really LOOK AT  that they haven't already seen and fits the bill for their criteria.  Soooo - SELLERS - if you are thinking of selling your home, NOW is the time to get your home on the market!!!!!        With the inventory as low as it is, buyers out looking and not finding, your rate of return and time on market coul...

With the weather warming early this year, and the excitment of the out doors. Every day I hear "Is it spring yet?"   Its ok with your evergreens, dogwood, spirea, maples, deutzia, mock orange, elderberry and buddleia. Its best todo your roses in stages, starting by removing dead or diseased wood and large old canes right down to the ground. To avoid impenetrable thickets later in the year, its best to also thin shrub roses and ground cover roses before they leaf out. In mid-March, start pruning the roses with careful attention to detail and begin fertilizing program. Some vines like clematis and honeysuckle also need early attention. Here's where you need to do some thinking. If your clematis flowers early (with the tulips), it is one that flowers on old wood. Wait to prune it until aft...

With spring in the air , hoping to sell this year-----The 4-month moving average for Housing Starts is the highest since July 2008. Some economists feel the underlying trend for home building is upward and should remain that way for a couple of years. February, however, saw Existing Home Sales dip 0.4%, to a 4.60 million annual rate. But these closings came from contracts signed when harsh weather was slowing many markets. A lack of inventory has also been sending buyers to new homes. But median prices are up 9.1% annually  WOW, encouraging more sellers to list, and inventories were up 120,000 units in February, so existing home sales should rebound in March and April. Now is great time to get your home sold ! call me today 360-801-6373 www.daryldatus.com

last week’s economic headlines saw gains in retail sales, along with consumer and producer price increases, a return to more measured performance in short-term employment activity, and new home construction ended the year on a positive note. Retail Sales Retail sales enjoyed a bump in December thanks to holiday shopping and sales of winter clothing and related goods, according to sales numbers released last week by the Census Bureau. Looking at December’s performance, retail and food services sales grew by 0.2 percent over November to hit $431.9 billion, the Bureau reported. This marked a 4.1 percent gain over December 2012, and total sales for the 12 months of 2013 were up 4.2 percent from 2012. These performance gains are important, because consumer spending powers 70 pe...

Unlike winterizing your main home, winterizing a vacation or summer home effectively means closing down the home for the winter. However, winterizing a cabin, vacation home  or summer home really only involves a few basic tasks that can be completed in about a day by a homeowner Shut off the Water System and Drain the Pipes Since most vacation or summer homes that are winterized will not be heated, the most important task to perform is to turn off the water system and drain the supply lines.   The water system can typically be turned off by simply throwing the pump switch to the off position on the circuit panel. Some wells also have a mechanism several feet down that can be turned off to enable any water in the underground pipe to drain back into the well. If your well has this mech...

October Unemployment October’s unemployment performance beat forecasts despite possible skewing due to the Federal shutdown. The economy added 204,000 non-farm jobs in October, putting the unemployment rate at 7.3 percent for the month, and the total number of jobless Americans at 11.3 percent, according to last week’s report from the Bureau of Labor Statistics. This was slightly up from September’s 7.2 rate, but better than the forecast of 7.4 percent. That said, the civilian labor force dropped by 720,000 in October, and the labor force participation rate, which describes how many people are actively looking for work, fell by 0.4 percent to 62.8 percent over the month. The big question is why? For now, experts are chalking up the labor force shrinkage and declining participation to ...

Federal Housing Administration    HUD’s Contingency Plan states that FHA will endorse new loans in the Single Family Mortgage Loan Program, but it will not make new commitments in the Multi-family Program during the shutdown. FHA will maintain operational activities including paying claims and collecting premiums. Management & Marketing (M&M) Contractors managing the REO portfolio can continue to operate. You can expect some delays with FHA processing.    VA Loan Guaranty Program    Lenders will continue to process and guaranty mortgages through the Loan Guaranty program in the event of a government shutdown. Expect some delays during the shutdown.       Flood Insurance    The Federal Emergency Management Agency (FEMA) confirmed that the National Flood Insurance Program (NFIP) will no...

"Freedom makes a huge requirement of every human being. With freedom comes responsibility. For the person who is unwilling to grow up, the person who does not want to carry their own weight, this is a frightening prospect."Eleanor Roosevelt   I was never very politically minded before. I voted and that was pretty much the extent of it. When I was not sure who to vote for, I usually had some lame, not related to the job way of checking the box. Like voting for a candidate because of how they smiled in their picture or how cool their name was. I cringe now at what I have done to unravel our country and how I threw away such an amazing opportunity to drive the course of our future and be an active  participant in the greatest experiment the world has ever seen- The United States of Ameri...

INFO THAT HITS US WHERE WE LIVE... No one has been more resolute and determined than those working in the housing market and, yes, more opportunities are arising. Last Tuesday new single-family home sales were reported up 2.1% in May, to a better than expected 476,000 annual rate and up 29% versus a year ago. There were 4,000 more units in inventory, so the months' supply edged up to 4.1, despite the faster sales pace. But that's well below the 5.7-month average of the last 20 years and near the 4-month average of the 1998-2004 housing boom. So as sales grow, builders do have room to increase inventories. The median sales price of new homes, at $263,900, is up 10.3% versus a year ago, while the average price of $307,800 is up 9.6% for the year. And prices are up for all kinds of sales. T...

The sun poured through my bedroom window this morning. I knew after all of the rain we have had recently that this was going to be a great day. I have been spending a lot of time reorganizing my house. My two oldest daughters have moved out and I am getting things organized just the way I want them. My husband I love to remodel. I should say, I love the how it looks and feels when we are done remodeling. It can be messy, time consuming and not always go quite as planned but I love the finished project. So when my husband (a firefighter) got off his shift this morning he wanted to know what I wanted to do today. So I teased, lets move things around and I would love to have a safe room. You know one that no one really knows about, we can keep items secure in and most importantly- just lik...

It has been a calm day to just soak in the moment with a cup of tea and read up on all of your blogs. When I took this pic. I was not so wordless- LOL! Vincent has a habit of wanting to shred that chair cushion to pieces and this was no exception. It seems to be just this one chair and I am not sure what it has done to him but Vincent seems determined to make it pay. A few second before this he was being the purr-fect cat. I wanted to share a nice relaxing photo, with a  peaceful, napping kitty- but instead... I welcome you all to my real life and Vincent.

Spring has sprung and I am lucky to be here in LakeLand Village when it sprang! It is not just anywhere that you can wake up to the sun creeping up behind Mt. Rainier as it wakes up the foggy Olympics to the west. or see a newborn fawn stumbling through your front yard searching for a dew drizzled breakfast. Anderson lake is being stocked with trout and the kids in the neighborhood run down to catch a glimpse of them as they slip into the water and find their secret hiding place deep in the lake. There is a lot to do too, if you wander a few blocks down the hill into town. Kayaks and Kones offers almost too many tasty options and I usually end up asking for a "try" of my husband's ice cream cone. He is the brave one and has even tried the Geoduck flavored sorbet! The waterfront on North...

Change Up Your Accessories For A New Look I don’t know about you, but I like to change up my accessories a little bit for each season. I’m not talking about redecorating necessarily, but  just freshing up a few things. Since it’s Spring, try switching out heavy, darker items out with lighter and brighter accessories! You will be pleased with the results!   Call today for more ideas 360-277-5104         www.daryldatus.com
