That’s right… You read it right. It’s interesting what builders will put out there. I must say this is a very unique method of moving houses. I’m sure it’s been done before but i’ve never seen it. A large home builder in Frisco, TX, which is a suburb north of Dallas, is offering to any investor that purchases 3 houses at the full appraised value will get the 4th one free. All houses are in the $400k to Low $500k purchase range. If you can afford to take down $1.5 Million worth of debt, You get around $500k in equity. There aren’t too many investors that can afford to do this…If you look at the numbers your basically buying the houses at 75% of appraised values Has anybody come across this? Several years ago when the real estate investment hype was going strong, Collin County (Texas) realtors cashed in on selling real estate as investment properties. Some went to California, bought large billboard signs and phone calls/ "investors" came in by the hundreds, if not thousands. They conducted seminars about the real estate investment opportunities in this area. Many of them cashed in on their Californian home equities to purchase these properties. List Now, Reduce Later strategy is a real pricing strategy that many home Sellers use in today's challenging Frisco TX Homes. My advice is not do it. Avoid it like a plague. I knew that was not the right price to list them at. It serves no one (Seller's and my time, not forgetting the Buyer's agents and Buyers' time to view the property). It's one thing that I didn't know the RIGHT price to list it at, it's another if I know it's overpriced. The List First, Redice Later strategy seems to get agents listings and the Sellers themselves try to get their highest possible price. But this strategy sets a false hope in the Frisco TX Home Seller's mind that somehow they *COULD* find that Buyer whom will give them that price.  I learned today that Collin County's Teen Court will open for business in Frisco this month.   This program ia a countywide, peer-based justice program for area teenagers.  The  inaugural session was on Oct. 18, 2007, at Justice of the Peace Mike Yarbrough's Precinct 4 courtroom.Teen Court is a judicial system with adult supervision that allows teenagers who are charged with Class-C misdemeanors to be prosecuted, defended, and sentenced by kids their own age. In its first year of operations, more than 300 teenagers went through the program, which boasts an 88-percent success rate for defendants. Heritage Lakes Frisco TX Homes Summer 2007 Real Estate Market Report As of early October 2007, there are currently 31 houses available for sale in Heritage Lakes. They start at $200,000 with most houses ranging from mid $250,000 to $350,000. The mid $250,000 houses range from around 2500 square feet while the $350,000 are over 3,000 square feet. The average days on market is approximately 67 days. At this time, there are only 1 pending contract in the community with the 147 days on the market. Between March 31 2007 and September 30 2007, 29 houses sold at Heritage Lakes Frisco. The price range is within $230,000 to around $350,000. These are typically 4 or 5 bedroom houses with 3 bedrooms selling in the low-to-mid $250,000. The average figure for Heritage Lakes from April to September 2...

I know that this has been covered here in AR, although I am putting mine out there for your bashing or your compliments. I have had many people comment on my logo as well as my slogan - both good and bad.  I have my back window of my car covered with them.  I attach them to everything that I can - everywhere I can.  Much like every other business.The comments that I get from the average consumer in my area are: They are great.  They look great.The comments that I get from (some) agents are:  Those are demeaning too the industry.  Are Real Estate Agents above EVERY other type of business out there?  Too good for name branding and logos. Are your listings or your home for sale or simply being marketed?  As a buyers agent, one of the most frustrating things that I do, and my buyers go through, is the inability to view a home that the buyers truly want to see, yet the sellers attempt to "reschedule" the showing.  This occurs WAY too often.  I call in a group of 6 showings geographically staggering them - the first two between 3:00 and 4:30, the second two between 3:30 and 5:00 and the next two from 4:00 to 5:30. I will inevitably get a call back from the showing service saying that the seller of the second home on the list has rescheduled between 5:00 and 6:00.  Then they go on to say, that it was inconvenient for the sellers.  Really - I don't care.  My response to the showing service is to please leave the showing sched...
