ABOUT ME I grew up in a town of 600. I could call everyone by name. Lee Maine is in the woods with brooks, streams, lakes and trees .  Summer was laughing called "the 4th of July" because it was so short.  Winters were long and cold with lots of snow.  I loved the outdoors. I was an outdoorsy person and played all of the sports. Lee Maine.  My hometown.  Photo taken by my father. When I was a little girl people asked me what I wanted to be when I grew up. I am sure you were asked the same thing. I went to college for one year to be a medical secretary. I failed typing which is the only thing I have every used since then. I took my test on a manual typewriter. I'll blame that.    A visit to Lincoln Maine and' my old real estate firm. I worked  a few jobs --file clerk--shop dispatcher ...

Pamela Madore Keller Williams Realty 806-290-1920 Did you Hear? I Can Help Veterans Get Into a $400,000 House With No Down Payment Sound too good to be true?  It is a true statement.   Veterans have benefits that they can use toward buying a house.  The trick is to find someone that knows how to do it. In my lifetime, I have facilitated more than 500 VA loans.   The loan doesn't have mortgage insurance.  It has a 1.75% funding fee that is including in the loan.  The interest rates are no different.  You save thousands and thousands of dollars by not having to pay mortgage insurance. There are, of course, guidelines about how long you have been in the service, etc. You will need your DD214 and your Certificate  of Eligibility.    You still have to qualify based on income and debts but you...

Pamela Madore Keller Williams Realty Veterans Home Loan Specialist 806-290-1920 How Do I Use My VA Home Loan Benefits To Buy a House When you don't know what you don't know then you don't know what you don't know.  Using your VA home loan benefits is really very simple.  Here are the steps. Determine your eligibility.    On the VA home page you can find out if you are eligible. Click here to go to that page.  Once you determine that you are eligible you will need a Certificate of Eligibility (COE).  There are several ways to do that and VA has post them here.  The easiest way is to let the lender get it for you.   The next step is to get qualified through a lender.  This is a very easy process.  It may seem like you have to provide an entire book of paperwork so be ready. There are many...

220That is the number of houses that sold from January 1, 2016 to January 31, 2016.  Is that a little or a lot?  I wonder if 110 people just switched houses.  That is silly though.   I do have a buyer that is waiting until spring to buy because she absolutely refuses to me in the snow.  That is a crap shoot around here. The average sales price of those 220 houses was $164, 148.  That is a cost per sq. ft. of $81.26.  Just as a reminder, if you take that number and multiply it by the number of sq ft you have then that is what your house is worth.  That is not really true but it sounds good. Here is an interesting fact that we haven’t discussed yet.  Well I think it is interesting.  We keep track of the list/sale number. In January the list to sale number was 96%.  What that means (mathe...

Pamela Madore Keller Williams Realty                     Historic Route 66          Historic Route 66  US Historic Route 66 started in 1926 and ran through such cities as Chicago, Missouri, Kansas, Oklahoma, Texas, New Mexico and Arizona. With the advent of Interstates, Route 66 slowly died and in 1985 was removed from the United States Highway System in 1985. Since then little pockets of Historic Route 66 have begun to pop up and offer an eclectic array of antiques, bars, and churches.  Amarillo is no different, we have begun the process of cleaning Wedding Dress up a portion of Route 66 and bringing back the charm of the old Historic Route 66.  As time goes on it is beginning to stretch on both sides and lengthening  the street.  Recently, I took a walk up and down Route 66 and took s...

There are 467 houses for sale in that price range right now.  In Realtor math, that means that we have 3 months of inventory on the market of houses between $100,000 and $200,000. Houses for Sale in Amarillo That is good news for both sellers and buyers.  For sellers it mean that houses are selling faster and for buyers they have more houses to choose from. Not all price ranges are the same but for houses between $100,000 and $200,000 it shows that we have a robust market.   The numbers of solds break down like this: NW Amarillo inside city limits---98 NE Amarillo in...

Pamela MadoreThe Pamela Madore Group Keller Williams Realty If you are a layman and you hear the words "title plant" what comes to mind?  Me either.  I could think of nothing. Since I am in the business of real estate I have heard of a title plant.  And I had no idea what it was. Lisa Bray Lisa Bray, a closer at Lawyer's Title was kind enough to take me to and show me their title plant. The first thing I didn't know is that it is a secret.  I was able to get a few pictures but just cursory ones. Why is it secret?  It is proprietary information.  Lawyer's Title has paid for all of the information over many years to have it in the plant and in order. All of the information is public record, but try going to the court house and find an easement that was filed through a 100 acre tract of la...

Pamela Madore The Pamela Madore Group Keller Williams Realty 806-340-7630 http://iloveamarillo.com Owning rental property is not for the faint of heart.  It can, however, be a very lucrative business, According to City-Data there are currently 24,847 rentals in Amarillo.  In this market you will have very few vacancies. So how would you start to buy a rent house?                           The first thing that you would need to do is to determine what profit margin or monthly cash flow you want.  You also need to determine if you want the rental property for pure cash flow or if you are also interested in the appreciation of the real estate itself.  Vacancies and repairs can eat up your cash flow pretty quickly.  It is nice to have great, long-term tenants that pay on time.  That is not ...

Pamela Madore Keller Williams Realty 806-290-1920                         The Pamela Madore Group Talks About FSBO Properties   I just had a guy text me and want a list of FSBO properties.  I explained that I was a Realtor and that I don't have a list of FSBO's. Why did he want a list of FSBO's?  There are really only four types of buyers. The first one is serious and in a hurry.  Maybe they are relocating here and fly in for the week-end and need to look at as many houses as they can.  Or maybe they just signed a contract on their house last night and have to be out in 45 days.  Those are serious, in a hurry buyers.  They will use a Realtor to help them fast. The next type of buyer is also serious and in a hurry.  They may be first time homebuyers and have no idea where to start or wha...

Pamela Madore Keller Williams Realty 806-290-1920 Information For Sellers And Buyers Using FHA As Financing The Pamela Madore Group Today I was privileged to attend a class presented by a local FHA appraiser.  As a Realtor, seller or buyer there are things that go on behind the scenes that we aren't even aware of.  And often times they affect us. The usual response is to get all mad at the appraiser, etc.  Well I think after hearing what they have to go through, we should cut them a little slack.  Here are some things that you may or may not know. In the past it has always been that if the house was built before 1978 there could be no chipped and peeling paint anywhere inside or outside of the house.  They could extend to outside structures and fencing.  The rules have now changed so th...

Pamela Madore Keller Williams Realty  My Seller Traded $120 for $2000.  Want To Know How?   When you are selling a house there seems to be stress from every angle.  All of those crazy "what ifs".   My client was a nervous Nellie anyway so she had a book full of "what ifs".  No matter but I did to try to calm her she had a "yeah but" to go with it.  I don't blame her in the least.  It was a difficult sale and very nerve racking.   But I digress.  You want to know about the giving $120 and getting $2000 in return.  I will get to that. Home Inspection When a buyer buys your house they are probably going to do inspections.  Inspections can be another one of those stressful things, too.  I had another agent tell me this morning that after inspections her client wanted to reduce the price by ...

Pamela Madore Keller Williams Realty 806-290-1920   Being a landlord can be a frustrating and grueling experience.  For instance, this week my husband went to court to have someone evicted.  In the next row another lady was having someone evicted. It just so happened the girl being evicted had just called my husband about our vacancies. Guess that was her landlord reference.  *sigh* There is a lighter side to be being a landlord though.  Here was the laugh of the day. My husband uses only text when it comes to tenants.  Here is a verbatim text: Stacy:  We are having some problems with the people who moved in behind us.  We need a higher fence between the two houses. Not sure what you want us to do.  My Husband:  What kind of problems? Stacy:  They have chickens and put out in the free r...
