There is no one answer to that question.  There are many things to take into consideration but one of the things that can point us to how long it may take, is to look at market statistics.  In this case we are looking at a Residential Inventory And Sales  Report for Potter and Randall Counties through 12/31/2013.If you look at the overall chart, you can see that we have only 4.2 months of inventory at the moment. Texas is a "seller default" state.  What that means is if you don't have a written agreement with your Realtor, the Realtor technically represents the seller. The first 2 weeks of the year it would be a gym and then the other 50 weeks it would be a bar.  That sounds like a very good investment. Pamela Madore Keller Williams Realty 806-290-1920 As a kid growing up, like most of us, I learned the art of negotiating by practicing on my parents.  They said "no" and I negotiated until I got either a yes or at least a compromise.  If you were to ask my mother she would only sigh.  Not all kids are that way.  My brother, for instance, just went along.  My sister, on the other hand, didn't negotiate.  She just refused. We aren't all born negotiators.  Negotiating is a skill that you can learn but like anything else it is much more effective if you have a natural bent and love to do it.  That would describe me.
