The Rhinebeck condos and townhouses market update. During 2013 the Rhinebeck condos and townhouses were a hot commodity. There were many resales at The Woods, the older phase at the Garden at Rhinebeck, as well as  new sales at the new phase at The Gardens at Rhinebeck. You can view the present Rhinebeck attached home inventory.           Rhinebeck condos  There were 27 units sold in 2013 when compared to 15 in 2012.  Of the 27 units sold in 2013, 1 was a townhouse and 26 were condos. 13 of the condos were priced under $300,000 and ranged in price from $200,000 -$294,000.  The majority of which were about 1194 square feet and were not end units.  There were 4 with square footage of 1415 -1485 ranging in price from $245,000 – 294,000 Of the 13 units which sold between $305,000 – $350,000... 01/16/2014

Just rented  I received many inquires on the converted barn at 1242 Route 308 in zip code 12572.   This was not a surprise since the space was very inviting.  There were beamed ceiling, wide board flooring and a large deck which could be accessed from the bedroom. Come spring the large trees will  provide additional privacy.  Many commented on the location, its closeness to the villages of Rhinebeck and Red Hook and less than 10 minutes to the Taconic State Parkway. Rhinebeck 12572 home sales Rhinebeck 12572 home sales November 2013 when compared to same time last year showed an increase of 2 sales.  It was also observed that 2 of the sales where in a much higher price range than the sale in 2012.  In the village there  were 4 homes sold last year, and none this year.  Sales this month was down from October when there were 8 sales in the town and 3  in the village. This probably reflects seasonal impact on the market. The Rhinebeck homes listed for sale during the month ranged in price from $415,000-$2,350,000, with 3 of the 6 homes priced over $1,000,ooo.  In the village there were 2 homes listed,  1 for $279,000 and the other $650,000. Rhinebeck NY home sales October 2013 and homes for sale Rhinebeck  NY home sales during the month of October was an improvement over same time last year, there were 5 additional sales.  The average list and sale price however were lower than last year.  Average list decreased by $75,983 and the average sale price by $60,025. The Rhinebeck homes for sale,  new to the market during the month ranged in price from $169,900 to  $1,250,000. There were also 4 homes with accepted offers, these ranged in price from  $174,900 -$925,000. A home for $225,000 went under contract. Just listed a 4 bedroom Cape on a country road 10 minutes from the Village of Rhinebeck. The home is perched on a hillside and is surrounded by many tall trees.  The present owners really enjoy the property, as much time as possible is spent outdoors.  There is a small barn, a fenced vegetable garden, and at one time chickens. Rhinebeck real estate sales September 2013 According to the market data Rhinebeck real estate sales in September 2013 was the same as in  September 2012; however there was a big difference in the average and median prices.  In 2012 both median and average prices of homes sold in Rhinebeck were almost $200,000 more than in 2013. In the Village of Rhinebeck there was 1 more sale in 2013, but there too, the median and average prices were higher in 2012. It was good to see the days on market trending downward in the town;  properties were on the market 75 days less  in 2013.  In the village the days on market came down 21 days. Real Estate in Rhinebeck 12572 August 2013 update   August was a good month for Real Estate in Rhinebeck 12572.  The number of homes sold in the town was almost 3 times what it was last year.  10 of the homes sold had price reductions before getting an offer.  The most expensive sale was the only home without a reduction. The homes listed during the month were mostly three bedroom homes.   The most expensive home was first listed at $3,750,000 and later adjusted upward to $3,900,000 If Real Estate in Rhinebeck 12572 continue to sell at August pace for the rest of the year, sales in the last 4 months of the year could exceed the total sale in the Town of Rhinebeck in 2012 when it was 43.  Will this happen? A significant improvement was noted in days on market, in 2013 the homes sold almost 50 percent faster. Homes listed during the month ranged in price from $189,000 – $700,00 and were built between 1870-2000. 2 Homes had offers, and 6 were in contract;  therefore there is the possibility August sale will exceed July’s.    Rhinebeck real estate market-Homes for sale During May 2013 the Rhinebeck real estate market recorded 2 sales and both were in the town.  One sale was for $248,000; a 1676 square foot home built in 1963. Rhinebeck real estate and homes for sale In April 3 homes sold in the town of Rhinebeck and 3 in the village this was 1 less than the number of homes sold in April 2012.  The homes sold this year ranged in price from $225,000 - $643,000. During the month there were 12 new listings the homes ranged in price from $199,000 - $ 1,895,000.
