Ok so here it is the most up to date stats on our market. We looked at the activity from 1/1/2010 to 5/3/2010, and did the same for a year ago. Both time-frames are the same except 1 year apart. Ok, so what do you think? Are the numbers higher or lower? Well read on to find out. There are currently 495 homes listed for sale. 86 Properties are under contract. 103 Have SOLD. Now 1 year ago 107 homes were sold up to this point. We are currently experiencing about a 5 to 1 ratio of listings to sales. Not too bad. You could be next with the right marketing and exposure. HUD has updated their list of homes available to purchase. You can view the current inventory of available HUD homes in the Southern NJ counties of Camden, Atlantic, Burlington, Gloucester, and Cumberland**. These properties are bank/lender foreclosures that HUD has acquired; HUD does NOT foreclose on properties. Please note that the priority of Owner Occupant means that the properties are not yet available to investors but are only available to purchasers planning on occupying the property (signed affidavit will be required). When the priority shows All Bidders, the properties are available to owner occupant purchasers and investors. All bidders need to be pre-approved if mortgage financing is to be used. Forget about the "legends" that are only looking to get you to sign a listing agreement so that they can put their sign on your property. After that, you'll probably never hear from them. They don't care, they work the numbers game...if they get enough listings some of them will sell and then they'll make money. If yours doesn't sell. so what. They have others that will.
