Last week's economic reports were in short supply due to the Christmas holiday. Events reported included Case-Shiller home price indices, pending home sales and weekly readings on mortgage rates and new jobless claims. My job is so fun because it is always different. Although I mainly work on residential homes both for selling and for staying, every once in a while I get to work on a commercial project. On the latest one it wasn't just some little one office job or an entryway. It was an 18,000 sq foot full demo and rebuild. It has taken 10 months of working with architects, contractors, designing every last detail and shopping for lights, accessories and furniture for over 50 spaces. The most frequent question I hear from consumers who call me about an ad is, "Can you help me buy a home?"  Often the answer is that I probably can't, at least not in the near term. The fact that you wanted to buy a home was about all it took in 2004-2006.  It was not uncommon for people who could not afford the rental deposit to instead buy a house with totally empty pockets.  With home prices escalating at unrealistic rates, credit was extended to virtually any human who could sign the documents.  If you couldn't make payments, there was little perceived risk to the lender because the home could be repossessed and re-sold with little or no loss. If you live in Burnsville and have been thinking about adding extra space to your present home, the City is offering some help in the form of rebates on the price of building permits and site review fees.  According to a press release from the city, "The rebate program began in early 2012 and is applicable to any building project that increases the livable square footage of a single-family, two-family or townhome dwelling in Burnsville. Rebates are available for room and second-story additions as well as full-home demolition and rebuilds. The rebate does not apply for decks, garages, accessory structures, interior projects or cantilevers." USDA does a great job administering the rural development loan program.  People in the more sparsely populated areas get a chance to own a home with lower startup requirements than most other programs.  Although USDA is already in the housing business of sorts, my focus in asking whether the government department would benefit from HUD acquisition has nothing to do with housing. HUD provides transparency in transactions to consumers when they buy or sell a home.  The disclosure requirements and the other behavior mandates through RESPA keep the housing and lending industry above ground and over the table in exemplary fashion. Burnsville's annual Home Remodeling Fair will be held on Saturday, April 14, from 9:00AM to 2:00PM in the Burnsville High School, located at 600 East Highway 13.  The Home Remodeling Fair is a great place to browse for remodeling and decorating ideas, as well as an opportunity to talk to a number of local home improvement professionals.  If you're thinking about a project this year, this is the place to go to choose the right firm for the job. Truth is that I don't ever want to find myself living somewhere without at least one dog in the house.  Granted, many folks couldn't care less about having a canine companion, and some find the idea repulsive.  That's fine, but I think they're missing a lot. If you are a renter and you can't have a dog, the first thought may be that it's Mr. Landlord's fault because he's the one who says there are no dogs allowed.  Well, although that's correct to a point, it's really not his fault.  You chose to live there, and you choose to remain there.  If you're wondering who should be blamed, find a mirror.  You're living in temporary housing, and there are certain things you can't do in temporary housing.  You can't have a dog, you can't decorate the way you want, and you can't stabilize your mon...

If you're renting right now, you're  living in temporary housing.  Unless you're suffering from one of the maladies that make landlords so stinkin' rich, it's probably time to take some action toward a lifestyle upgrade.  Some renters have not adequately  managed their finances.  That is not necessarily a character defect, but it does cause ones lifestyle to suffer a lot.  The reasons for this condition are, just like the government, a renter is either not making enough to satisfy their needs, or they're spending too much to get their head above water, or they have long term commitments that prevent them from living a financially normal life. According to an article by Lawrence Yun there are 1.4 million more renters in America today than a year ago.  This is good news for landlords and aspiring landlords, because the increased demand without corresponding increases in supply translates to higher rents.  If you're thinking about buying some income property, the cash flow projections should become increasingly more attractive.  If you're a renter, you can probably expect to see your landlord with a new truck after he raises your rent. Did you ever notice that the place you're renting is kind of bland?  The walls are all the same color.  The place next door is distinguished from yours by a different number and little else.  The only personalization of the place is that your name is on the mailbox.  Have you ever waked in the morning, looked around, and forgotten that you're no longer in a college dorm?  You're in the Land of the Bland, and the only way out is to make a decision for your individuality.
