Nestled on the Kennebec River and offering some of the best housing prices in the region, Bath, Maine is the quintessential New England community. What do Maine Legislators do for their constituents?  Well, Maine State Representative Seth Berry showed his commitment to the kids of his district by jumping into the icy waters of Merry Meeting Bay to help raise money for a skate park in Bowdoinham.  He was joined by many other brave, or perhaps crazy souls.  Their efforts raised over $850 for the new skate park.   Bowdoinham is a welcoming and community oriented town about 30 minutes southeast of the Lewiston-Auburn area.  Click here to search homes for sale in Bowdoinham Maine.

 For the month ending May 2011 Bath Maine saw 9 homes sell at a median sales price of 175K representing a yearly volume decrease of 36% but a pricing increase of 26%. Like most of the lower mid coastal housing market.. prices have continued to stabilize, but volume has remained down..partly due to the expiration of the housing tax credit of last year artificially increasing results a year prior. The current inventory of homes on the market in Bath is up to around 100.. a fairly average number for this time of year.  For the 1st quarter ending March 31st 2011, the residential Bath Maine real estate markets saw 16 home and condo sales transpire at a median sales price of 155K compared with 16 selling at a median sales price of 117K in 2010 and thus statistically showing a 32% pricing increase, but given the small sample size the statistical figure is skewed as overall the housing market remains stable.. with minor price change. As spring has arrived.. the Bath housing market has also seen an uptick in activity as of late though!  For the month ending February 2011 the Bath housing housing market saw 8 single family homes and condos sell at a combined median price point of 158K with each home sitting on the market for a median days on market of201. This represents a 60% increase year over year and a 167% increase in month over month transaction volume whilst median prices were up 41% year over year. Given the smaller sample sizes these numbers are a bit skewed as overall the market remains stable. The residential real estate markets of Bath Maine saw 3 transactions take place at a median sold price of 176K after sitting on the market for 28 days in January 2011 . Musicians Wanted - Move to Bath and Play in the Band! I read in our local newspaper, The Times Record, the other day that the Bath Municipal Band is looking for some new folks to play along!  They are recruiting musicians! WORKING WITH OUT-OF-TOWN BUYERS I've been working with a couple from New Jersey since last summer to purchase a home in Maine.  Just yesterday, I was on the phone with another woman who wants to relocate her young family from Florida and I was emailing a couple who wants to move from Vermont.  I really enjoy working with out-of-town buyers. Each year, I work with at least a couple buyers "from away."  Last year, I had a first-time buyer relocate from Vermont for a job, and another couple move back to Maine from Tennessee (after being away for 20 or so years) for their retirement.  I had another gentleman from Texas buy a second home here to be near to children and grandchildren.  A diverse group to be sure! I was on facebook this morning and there were a number of postings from my real estate agent friends indicating that they have been quite busy in the first couple weeks of January.  A number of commenters asked if people really buy homes in Maine when the real estate signs are buried in snowbanks.  The answer is, "If we can show it . . . we can sell it!" I showed homes yesterday - it was 0 degrees when I woke up (I think it got up to 17) but we haven't had a snowfall since last week, so driveways are plowed, roofs are raked, sidewalks are mostly cleared and we are good to go.  If we can get inside to look, buyers will look and they will buy.   Sad State of Affairs  – Foreclosures Expected to Rise in 2011 It was reported last week that there were over 1 million foreclosures in the United States last year, and record numbers expected for 2011. Over 5 million borrowers are at least 2 months behind on their mortgage payments.   This number is expected to grow as folks struggle with job losses and mortgage balances that are greater than the market value of their homes. No, Distressed Property Owner, I'm not trying to steal a listing, but I just spoke with Your Listing Agent.  You see, I represent a Buyer who is under contract on a short sale; the deadline to obtain Short Sale Consent from Seller's lender is looming and it isn't looking good.  Buyer wants to look at other properties but isn't really interested in other short sales where the same bank holds the mortgage.  Normally, I would insert my rant about that bank here, but this is a different subject.
