We are in the mist of our "second Season" hear at the beach and the market seems to be heating up! Buyer activity has increased and inventory has continued to decrease. We presently have 1,550 condos for sale in Ocean City which is a 9.5% decrease compared to 2007. There are 878 active single family homes for sale in the county which is 1% less than 2007.As prices have adjusted downward over the last year, more and more buyers have taken advantage of the extremely hot "buyers market!" This is most evident in the entry level price ranges. The $150,000-$200,000 market was up an astonishing 275% for August 2008 over that of August 2007.I am not sure if there as ever been a time in modern history that has offered as much opportunity as the resort real estate market does right now! Ocean City Maryland and the surrounding areas dogged a bullet this weekend as Tropical Storm Hanna came to town with very little wind left in her sails.  High surf, consistent 25-35 MPH winds, and around an inch of rain was all she had to offer.  As always, the town and our residents did a great job preparing for what could have been a disasteris event for not only public safety, but also Ocean City Real Estate (http://www.RyanHaley.com) losses.   We have a love hate relationship with the Weather Channel as for most of us, our lives and professions are greatly affected by the 3-5 day forecast.  An inaccurate weather report on a Baltimore News Station on Wednesday can lead to a monetary loss of hundreds of thousands of dollars to local businesses on Saturday and Sunday.  On the flipside,...

For the first time in 35 years, it is expected that Ocean City Maryland's property values will fall by as much as 15%, when the Worcester County Assessment and Taxation office completes its tri-annual assessment this October.  At first glance, this seams like a very negative headline but the reality is that we in Ocean City just like many parts of the country are experiencing a correction in the market place.  If you compare current 2008 values to that of 2001 property values, we are close to 130% higher.  Statistics from the National Associatation of Realtors also show that on average a homes value nearly doubles every 10 years, which has been the case since World War II.  So is Real Estate a great investment?  Absolutely!    This brings me back to my original Question, is there an Uns...
