Going. Going - But not totally Gone. The saga of the Nouvelle at Natick continued yesterday with the auctioning off of 55 of its remaining 178 luxury condos. Nearly 400 people stood in the excitement-filled atmosphere in the Crowne Plaza Boston ballroom as buyers, each with a $10,000 certified check in hand, scooped up some incredible deals.  The most expensive unit, a three-bedroom three-bath, 2,110-square-foot 12th-floor unit sold for only $626,000 which was 37 percent of its original asking price of $1,684,900.  Three others of the $1 million dollar-plus units also sold for an average of 37 percent of their asking price. Luxury condos in the upscale project known as Nouvelle at Natick, Massachusetts are now scheduled to be auctioned off on Sunday, October 4 at Crowne Plaza Boston in Natick.  In a follow-up to a post that I wrote last year, the troubled project continues to struggle in the wake of a bankruptcy petition which was filed in April.  The owner, General Growth Properties, has been unable to cover a $1 billion debt after failing to sell some of its property leases, including one at Faneuil Hall in Boston.  The once-touted retail/residential complex has only managed to bring under agreement 37 of its 215 condos and is currently set to sell off the remaining units at 70 percent below their previous asking prices.  The original plan, during the height of the boom, was to transform the old "Natick ... 09/11/2009

  As of April 30, 2009, there were 128 single family listings in Natick and South Natick on the Multiple Listing Service (MLSPin).  During April, 39 new single family listings were added to our MLSPin, with an average list price of $546,577.   Market absorption rates are moving back to reason, however indicators reflect that it is still very much a buyer's market in Natick.
