 I just returned from a delightful afternoon of showing Pineville homes for sale. Today's target range was homes priced from 275-330k bucks, very upscale for this market. So why was it so easy to mark two off the list? Because the renters sabotaged the showings! 1) Home One-- "Don't worry Doug, the renter is a nice guy and EZ to work with. You won't know he is there"!  Three years on, and I can still recall the awkwardness of the conversation. My "sure thing" listing had just hit the MLS, but with another agent! And as I turned down the candy (read therapy) isle, there they were! With no time to turn around, the conversation was forced. JI Barron Elementary Visits The State Capital--  With the school year winding down, I decided to block off the day and help chaperon JI Barron Elementry's trip to the Capital. Over 70 students and a handful of brave parents made the 2.5 hour trip South.  At over 470 feet, the Louisiana State Capital is the tallest in the Union. See that big window near the top? The fourth graders of JI Barron were there! That's 24 stories up one elevator and then another 3 floors up a TINY elevator. All the students were okay but some of the parents looked a little weak!  As a former teacher, there are days I miss the classroom. But this many children in such a small space made me proud to have that shiny real estate license!  In the interest of full disclosure I must admit this is not from the Capital ...

 This is the view that will greet my family in 17 days. 20 stories above the Emerald Coast of Destin, Florida. For one full week the family will get sunburned, eat ice cream, fish, and just unwind. And then there's this view. Frankly most evenings I sit on the balcony and stare at the water.  Though I get a little nervous stepping away from the business, I find such vacations help put some juice in the old life batteries. And if the Spring is any indicator, said juice will be needed to tackle the Summer season.  So I leave my house under the care of my business partner, and the Realty Company under guardianship of my pug.  The day started promptly after the second cup of coffee. No time for danish this morning, real estate practice would not wait. Frankly most of the day was a blur.  Meeting with contractors, checking on rental units, showings, and did I mention the closing that almost died because the buyer signed "Inc." instead of "LLC"? But that's a rant for tomorrow...  Wanting nothing more than the couch and a cold Abita Beer, I was shocked to learn that the family was headed to the ballpark this evening. So here I sit typing a blog post at 9:30pm. Sweaty, exhausted, and nothing left in the tank. But that escrow did close! Anyone else have a busy day??

 The ink on the contract to purchase is not even dry and already that agent is asking for money! Something about good faith money for this man named "Ernest"? Let's look at some common questions concerning your Louisiana home deposit. 1) I thought we had 100% no money financing, what are you trying to pull?-- The deposit demonstrates two things two the seller A) that you are serious and B) you are not broke. An affirmative response to both is needed for a smooth transaction. 2) Where will my money go? Are those new rims on your Jeep?-- Your money will go in a real estate broker's escrow account until closing. The money is held in a separate account from the company's business fund. The broker who uses escrow funds to upgrade his Jeep may soon end up making license plates for the state....
