Lately, I have not taken many listing due to the fact that I price the home to sell. I am not in to listing homes just to say I have 20 listing in my inventory and to fill the MLS with another home that will expire or be for sale for 360 days or more. my buyer pipeline is growing each day and I am happy to move the inventory that is price correctly. I recently received a phone call from a agent in Texas that referred me to a seller, after I contacted that seller and view the home which was very nice, I presented my proposal and was not selected due to my pricing and commission. The agent that was selected boasted how he was able to sell the home in 30 days for 1/3 less commission... Well 30 days later, the home was not sold and not a single showing to boot. Now the sellers is in trouble...

St Augustine Market Conditions 2/9/2007 The market still favors buyers but homes that are price correcting are selling in 30-45 days, Additional Builders have reduced prices on standing inventory as well as added Incentives to lure buyers in. Most builders are reporting robust activity for January and February. In addition the homes that are moving are priced at 100-130 per square foot or townhouses starting in the $140,000 dollar range.
