What is a Short Sale? A Short Sale is when you need to sell your property but the amount owed exceeds the value of the property AND you are asking the lien holder (lender) to accept less to remove the lien. You are asking your lender to accept a "short" payoff so you can sell and they can avoid the expense of a foreclosure.  For example: You bought your house in 2005 and paid $250,000 for it. You mortgaged $230,000. You can no longer afford to keep the house because of a legitimate hardship. Went to visit the new Lennar community of Paradise Palms just off the 192 in the new "Westside". It really is the best resort I have seen in the area. The builder actually put thought into STR (Short Term Rental) homes adjusting things like the closet size, timer switches on the pool light and on site management. The pool area is quite spectacular more like resort in Europe. It has a great outside Tiki Bar, Games Room, Theatre, Gym (why would you need that on vacation !!), internet cafe, tennis courts, fishing lake, tots playground, volleyball, children pool with fun squirty water features. Hi folks. Here's an update on the foreclosure situation in Florida. I read an article earlier today on our Florida Association of Realtors website stating that Florida has 77,000 homeowners in foreclosure!!! This is second only to California.   I also spoke to a loss mitigation negotiator at Countrywide yesterday who mentioned Countrywide, or I guess Bank of America now, has 76% of the Nation's foreclosures and that they are expecting this number to increase in August when ARMs (adjustable rate mortgages) are set to adjust again. What Happened to the Buyer? This what listing agents are being left with after months of hard work negotiating a short sale. You work diligently following up with the banks negotiator, communicating with the buyers agent all the way, then you get the approval and the buyers agent comes clean that they got tired of waiting and went on to another property. Why couldn't the buyers agent just communicate this to the listing agent? No, they wait until you have a deal then tell you that their clients bought something else. Every agent needs to go to short sale training just so they understand the process. Even if they never take a short sale listing. That way they understand the work involved.
