Home Inventory in Juno Beach Down 8% During August Last month at this time we reported how inventory levels in the northern Palm Beach County had stabilized after months in a free fall that has brought us to the lowest level of available properties in over 7 years. While they had dropped it was ever so slight and I could not wait to dig into the numbers to see what has transpired since our last report.   Sales throughout the region remain strong with buyers still acting quickly on the best new well priced opportunities while over priced homes and those in poor condition or with location challenges tend to languish. Investor purchases are down about three percent over the past few months as interest rates have jumped to their highest levels in 70 weeks but have pulled back about 9 basis ...

Home Inventory in Juno Beach Increases by 7% With Palm Beach County schools starting up again next week it is still a little early to say that summer is over but we are getting close. No doubt it has been an interesting summer on the front lines of the latest real estate market and the recovery continues to change on a daily basis. If you are a buyer shrinking inventory levels have made your task of finding a new home more difficult. While we have seen dramatic reductions over the past few months the free fall seems to have cooled with very slight reductions in inventory reported for the period ending August 1st.   If you are a seller, in most neighborhoods and market segments, you are in control and pricing a bit higher than the most recent sales is a prudent marketing strategy. Sales ...

Home Inventory in Juno Beach Drops for 5th Straight Month Buyers throughout Palm Beach and Martin Counties continue to be frustrated with the lack of selection while out shopping for new homes. And options in most new home communities are not any better with limited lot availability and build times in some communities exceeding 12 months. Many sellers are opting to price their properties “ahead of the market” and we are seeing more and more price reductions as many of these sellers are not getting bites at the higher listing prices.   So much talk is surrounding interest rates and how they will affect the real estate market which everyone acknowledges has been the driving force behind the overall economic recovery in America. As inventory continues to shrink and prices continue to rise ...

Home Inventory in Juno Beach Falls Another 10% Another month has passed us by with the South Florida real estate recovery continuing to move forward seemingly with no obstacles in its way. Another month of extremely strong sales was followed by signs that absorption rates had increased but the big news on everyones radar has been interest rates. If you haven’t followed what has happened to rates since our last update on home inventory in Juno Beach and the surrounding communities then it is time to take notice.   What has transpired since then has been remarkable with the average overnight rate on a 30 year fixed mortgage moving higher by a rather stunning 22%. During the past month those rates have moved from near records lows at 3.42% to 4.16% as of this morning and the highest levels...

Home Inventory in Juno Beach Down 1% in May The amazing turnaround in the local real estate markets continues unabated with no end in sight. New home communities are jammed with anxious buyers who have been unable to find suitable properties in the resale market and prices continue to rise. The broad based recovery continues to pick up steam and last months sales were amazing considering the lack of choices many buyers face. We are seeing a bit more confidence in the job market as last months government reports showed a sharp turnaround driving more and more buyers to the market to take advantage of interest rates that were testing record lows last week before spiking 11 basis points so far this week.   Nationwide we are seeing similar statistics with CoreLogic reporting this week tha...

Home Inventory in Juno Beach Down 2% in April Another month has rolled by and frustrated home buyers are on every corner in south Florida. Finding a home is not an easy task and even a well defined game plan needs a bit of luck to meet with success. The plain truth is there just are not enough homes out there to meet current demand and prices continue to move higher. This week we had a client arrive ready to start their south Florida life and is a great example to show you exactly what it is like on the front lines.   Their needs were clearly defined, both doctors with two young sons and the school district already decided after meetings with school staff were completed. Their budget is generous, over $500K, and they simply required a 4 bedroom home and would prefer newer construction. ...

Home Inventory in Juno Beach Drops 2% in February If there is a single buzz word in the air whenever the topic of real estate comes up lately it is invariably going to be “inventory”. Shortages, shortages, shortages. Sales of exiting homes in the north county region were down almost 23% in January and while we are still finalizing the February numbers they seem to be stagnant as well. Buyers are faced with increasing competition and higher prices whenever a well priced new listing hits the Multiple Listing Service.   There are still opportunities hiding out there but you need to know which pocket to look into and be prepared to act lightning fast. But with a well designed game plan executed properly you still can yield results. Results reported two days ago by Realty Trac show that in P...

The other three stops included Jupiter, Mars and Venus. With a population of about 2,600, Juno Beach is tucked neatly between the Atlantic Ocean and the Intracoastal Waterway, and is a favorite retirement, fishing and vacation retreat. In the winter months, the population almost triples because of the many amenities the community has to offer. Not to mention it is located a few minutes from Roger Dean Stadium, the home for spring traini...

Home Inventory in Juno Beach Jumps 6% in January The old calendar keeps spinning and it is hard to believe we are a few short days from turning the page to March. Those of us who call South Florida home love to be outdoors and March 10th is a big day for us as we “spring forward” and get another hour of daylight to enjoy the glorious weather we have been experiencing.    The local real estate market continues to be very interesting and is constantly changing. Homes I thought would sell quickly can sit while others are snapped up at prices we would have scoffed at a few months ago. We will be bringing our readers the final January sales numbers in a few days but there is no doubt they will slow again being held back by a shortage of quality homes available for sale in many price categori...

Home Inventory in Juno Beach Down 5% in December A new year and the local real estate market seems to be immune form anything holding it back. Absorption rates were down again in 4 of our 5 reporting municipalities with sales levels up almost across the board. Buyers continue to make deals even faced with fewer choices so today we take our first look of 2013 into local inventory levels and see what has happened over the past 30 days. Real estate is truly local in nature and we are lucky to have one of the strongest real estate markets in the country as the word gets out what an amazing place to live the northern Palm Beach County area is. The demand is from everywhere and to date has driven prices in many neighborhoods much higher than year ago levels. Interest rates dipped 4 basis poin...

Home Inventory in Juno Beach Up 10% in November It is hard to believe that December is here, Hanukkah is underway and Christmas is just 15 days down the road. Around Jupiter, and throughout the southern Florida region, the weather has been incredibly beautiful and the “season” is in the air. Nowhere do we see any signs of a faltering economy here next to the sea. The analysts are thrilled with what they are seeing out of the housing market with many feeling the real estate industry will be one of the drivers of the economy in 2013 adding as much as 1% to growth. Ask the major home builders what they see ahead and their confidence rating is at a 78 month high. An important statistic, as if history repeats itself, their confidence rating usually arrives about 15 months ahead of meaningful...
