Economic Stimulus Plan Benefits the Housing and Mortgage Industries      Just signed and sealed...a $787 Billion Stimulus Plan made up of tax cuts and spending programs aims at reviving the US economy. Although the package was scaled down from nearly $1 Trillion, it still stands as the largest anti-recession effort since World War II. Home owners and potential homebuyers stand to gain from key provisions in this stimulus plan. Here is what we know as of today... Tax Credit for Homebuyers First-time homebuyers who purchase homes from the start of the year until the end of November 2009 may be eligible for the lower of an $8,000 or 10% of the value of the home tax credit. Remember a tax credit is very different than a tax deduction - a tax credit is equivalent to money in your hand, as o...

We had a great meeting of our Cash Flow 101 Group in Louisville, Colorado Feb 20, 2009!   We encouraged all who have children to bring them along, ended up with approx. 8 kids and  Approx. 18 adults.   The kids made a run at playing "Cash Flow for Kids" but quickly ended up in a massive run around the building free for all...while the adults focused on the game.  Thanks to Susan and Kathy @ the Marketplace Bakery, 820 Main Street, Louisville for keeping us supplied with tasty bakery treats, coffee and drinks.  www.marketplacebakery.com   The Louisville Cashflow Game Night was established to provide a casual environment for both the seasoned real estate investor and those who are simply curious; to develop knowledge required to establish long-term passive income and financial freedom. Louisville, Colorado has lost a very important role model! John or "Jesus on a bike" , as he was called by many, lost his life last week doing what he loved, picking up after the residents of Louisville and Lafayette, Colorado. John considered everyone to be his friend. We were all his people! At any time during the day you could drive through the streets of Louisville and see him on his bike. He would smile and wave to you as though you were a movie star in your own parade. My children were quick to point him out so we would not miss the chance to see his smile. You could see him at 7:30 in the morning when you were driving the kids to school or late at night after a full day of showing homes. I now drive through the neighborhood where he lived and expect to look up and see his smiling...

Finally!  some "bailout" type money coming to Colorado...   Colorado will receive $34 million from the U.S. Department of Housing and Urban Development to deal with the effects of foreclosures and declining home values, under a plan approved Monday by HUD Secretary Steve Preston. The funding is coming from HUD's national $4 billion Neighborhood Stabilization Program, which provides emergency assistance to specific neighborhoods by acquiring and redeveloping foreclosed properties that might otherwise become sources of abandonment and blight. "It is critical that we work closely with state and local governments to put this money to work as quickly as possible," Preston said in a statement. "Stabilizing neighborhoods is what this program is all about. HUD will continue to work closely with...

Final in a series of Blog Post's on a Christmas Day BPO assignment turned into a Rocky Mountain scenic tour... After leaving Nederland, I headed East down Boulder Canyon.  Along the way I passed Barker Meadow's Lake Reservoir (Boulder's drinking water supply) and made a quick stop at Boulder Falls.  Barker Meadows Lake was cold and windy so i stopped for a minute to grab a couple of pictures.   After that, I headed down to Boulder Falls, where the "falls" are largely frozen, but you can hear/see the water moving behind the ice, very cool!  Here's a quick link to a video shot of the "frozen falls":  http://www.youtube.com/watch?v=e-pzZCIg95E  if you turn your computer sound up a bit, you can hear the water flowing!

A continuing series on a Christmas Day BPO turned into Mountain scenic drive...   After leaving Rollinsville, I continued north on Hwy 119 to the Town of Nederland, Colorado.  Nederland is base camp for my two girls favorite Ski destination, Eldora Mountain Resort.   http://www.eldora.com/.   Our girls have taken ski/snowboard lessons here last year and will start again in Jan. 09.  Great family oriented ski mountain, excellent classes and instructors.  It's not a "world class" double black diamond resort, but it's 45 minutes from our house, which makes for great "drop the kids at school and hit the fresh powder" type mornings for my wife and I!   While at Nederland I had coffee in a converted Railroad car, took a look at the Nederland mining museaum http://www.nederlandmuseums.org/, an...

After completing the required pix and info on the subject BPO, i headed west a mile or so and intercepted Hwy 119.  A few miles heading north I encountered the town of Rollinsville, CO.  We passed right through here on a Denver Ski train to Winter Park, Colorado last March.  Great train ride, approx. 2 hours each way from Downtown Denver all the way to the base of Winter Park.  Wikipedia sums this up Rollinsville  best in the following paragraph:   Rollinsville is a small unincorporated town and a U.S. Post Office located in Gilpin County, Colorado, United States. It is located in the mountains southwest of the city of Boulder, on the flank of a hill above South Boulder Creek along State Highway 119 between Nederland and Black Hawk. It consists of a small cluster of residences and sever...
