Almost all first home buyers will acquire a mortgage loan to help them purchase their new property.  A few will purchase with all cash, and no mortgage financing.  But in high-cost areas like the California coast, it’s usually necessary to get a mortgage loan.  So you’ll need to find a great mortgage lender for your team. When interviewing prospective lenders, ask each of them the same type of questions.  See how they respond.  Here are some things to ask them and evaluate, so write down these questions and take them with you to your interview. What type of loan programs do they offer?  Federal Housing Administration (FHA), U.S. Department of Veterans Affairs (VA), U.S. Department of Agriculture (USDA), etc.? Are they familiar with down payment assistance programs?  Can they help you pa...

Article as published in The San Diego Realtor® magazine, pages 29 & 31.   My Experience as told by Jennifer St. Clair with contributions from Regina P. Brown, members of the SDAR Business Development & Technology Committee “Find a San Diego Realtor®,” I asked Siri recently.  My iPhone quickly came up with a list of agents… and it was based on their yelp reviews!  I was amazed. How do I get to the top of this list?  I too want my brand at the top of the search results, with my happy clients raving about me.  To create a positive public image for my real estate business, I wanted to find out more about Yelp so that I would be on the iPhone/Yelp radar. Besides using Yelp to confirm my contact info, I know that prospective clients will be viewing my page to see what others have said abou...

Advice for 2-income families:  a good rule of thumb is to buy what you can afford with only 1 income.  Of course, you probably won’t get the most luxurious home, but you'll have stability knowing that you will be able to survive any future life decision or financial hurdle.I often see young buyers (with no children) purchase a large, expensive home that requires 2 incomes.  After they move in, the wife gets pregnant and decides to stop working so she can be a full-time mom at home with her baby.  Unfortunately, she can’t stop working because the mortgage payment is excessive.  So she will be forced to decide:  Either be away from her baby, or downsize to a less expensive house. Moms often decide to quit working once they have babies.  So ask yourself: can you handle your mortgage paymen...

Yesterday was travel day for me to reach the 2014 version of Sell-a-Bration, which is being held in Coronado, CA at the Loews Coronado Bay Resort.  Fortunately, I caught an early flight and was checked into the hotely by noon, pacific time, and spent the rest of the afternoon walking old town section of Coronado, the beach, and the business district along Orange Ave...                                                                   What a great feel this town has!  Having never been here before, I didn't know what to expect... I guess I thought it would just feel like a suburb of San Diego, but I was wrong.  There is a wide range of home styles (what, I'm in real estate remember!) from contemporary, mission style, & colonial near the beach to cape cods & bungalows snuggled next to eac...

The city of Coronado is located across the bay from the thriving city of San Diego, separated by a ten mile isthmus known as the Silver Strand. And with the location, real estate on Coronado Island allows residents to live like they are on vacation every day of the year in sunny California.    This affluent resort city is home to more than twenty five thousand residents, ensuring that there are plenty of new faces to meet without enduring the crowds and congestion of nearby San Diego. The long peninsula separates residents from the hubbub of the city, earning it the nickname Coronado Island. The area is known for its picturesque beaches and tranquility; the Travel Channel even named the local beaches among the five best in the entire United States.  What would a vacation lifestyle be wi...
