Did you know that today was “National Best Friends Day”? Unfortunately, I did not know this valuable nugget of information, so I will have to reach out to my best friends tomorrow. Since they are my best friends, I am sure they will understand. After all they did not call or email me today, so the odds are good they did not know it either. Since this information was on the internet today, I started pondering about this. Why did this fact been only published today? After all, the word could have been put out a few days earlier and we could have reached out to our “Best Friends” in time. Then again this made me think, who decides what will be a “National Day”? We have 365 Days in a Year, so why don’t we have a Calendar that lists what every day represents? Why there is not a website what ...

Westwood- Century City Condominium Market Report for December 2011 As we closed this challenging year in Real Estate and in the overall Economy, I am truly glad we can start a New Year. So let’s review, we had the fear of a double dip recession, European crisis in Italy, Greece, Portugal to name a few. Then we had the Japanese Tsunami and the various other catastrophes around the world. All this has impacted the housing market. Let’s keep in mind that the debt crisis at home and in Europe will continue to linger on in 2012. Ironically this volatile economic environment will push investors into the Real Estate Market. I anticipate this migration to the “safety” of “Real Estate Investments” in the coming year of 2012.   The good news Fannie Mae & Freddie Mac will continue to guarantee ne...

Century City Condominium Market Report for the month of November 2011 Here we are, the last month of the year is just buzzing by. So let’s look how the November real estate activity fared comparatively.  The month has been quite mixed with good news and bad news. Every time I looked on the internet I either saw that there was bad economic news in Italy, Spain, Ireland and Portugal or there was good news that Germany will help out the European Financial Crisis. This roller coaster good news, bad news in my opinion is manipulating the World Economy… Sadly not in a good way… this is creating insecurities all over the Globe. The Stock Market responds to the headlines instead to the “researched facts”. This volatility is affecting the housing market as well. I have noticed that only the savv...

The Century City Condominium Market Report for the Month of October 2011 The Global Economic volatility continues and Europe’s problems are visiting every part of the world. The roller coaster ride of will China bail out Europe or not and will Greece take the offer of saving their as well as the rest of the Global economies or will they turn it down? It was a busy month for all. Hence if you are an investor would you want to invest in Europe and specifically Greece? The answer is clear to me, if you are an investor you need to do your homework, since there is a very fertile ground right now for the Bernie Madoff’s style Ponzi schemes.   Once you do your Homework, the answer will be clear and you will discover that this is a good time to buy Real Estate in the greater Los Angeles area. I...

What is your favorite Marketing Moment? Here is mine in Century City,CA. I had these benches as advertisements at all major intersections. These happen to be on Santa Monica Boulevard in front of 10100 Avenue of the Stars. Near luxury condominiums from a price point of $400,000 to $20,000,000. I had about five of them marking my territory. Attorneys, Asset Managers and anyone who passed by saw them.  I look back fondly at this pictures.    My parents and my in-laws loved it. These were Bench Advertisements in Century City,CA. Did I get business? Nothing tangible, lot's of calls from clients who knew me.  Realtors who were looking for me they could conveniently reach out to me. Late night drunks, lonely women. Needless to say I look back fondly at this Marketing Moment. Let me know what ...

We love the concept of niche marketing.  Specialization is a great way to differentiate you in the marketplace, whether you are selling luxury real estate, or any type of real estate.  It is also easy for someone to refer you to their friends and acquaintances.  For example, a niche in real estate is equestrian.  On the Language of Luxury Group on LinkedIn, we have an equestrian group We recently had dinner at Obika restaurant in Century City.  What attracted us?  The niche—Obika bills itself as a mozzarella bar- (Mozzarella did Buffala Campana) flown in three times a week from cheese makers who use organic Buffalo milk.  Their charcuterie (salami, prosciutto, ham) is also imported from Italy and is of the highest quality. Other fresh ingredients used in the restaurant are provided by ...

As a luxury real estate marketing professional, imitation of the market leader is definitely not a viable brand strategy for the challenger. It becomes a case of “Monkey see, Monkey do”. Imitation may be the sincerest form of flattery, but it will not result in increased market share. On a recent trip to Los Angeles, we stopped by our favorite shopping center in Century City adjacent to Beverly Hills.  This is an outdoor mall with movie theaters, restaurants, department stores, boutique stores, and electronic equipment stores.  The mall is situated between several high rise office buildings with walkways and bridges over the streets that bring a constant flow of people to the center.  As we were walking along checking out the latest and greatest we passed the Apple store that was pack...

We have submitted an Offer on this home, why do we not get a response? I have been asked this question by many buyers: We have submitted an Offer on this home, why do we not get a response? I find this question a difficult one to answer, in light of the fact, that we have included a copy of the earnest money check, the proof of funds and it was a reasonable offer taking into consideration the condition of the home. Also it is disappointing, since we took into consideration the active, pending as well as the recently sold homes in the neighborhood. The Offer was not a ‘low ball offer' I called the Agent; got voice mail, and then I sent the Agent an e-mail and did not get a response. Waited a few hours and repeated the above two again without results. The following day tried again without...

Century City Condominium Market Report for the MOnth of November 2010. The long awaited November Condominium Market Report for Century City, CA is finally here. As some of you know I have and am out of the country as this is being written. I have noticed there was a huge drop from the Active Listings from the Previous Month. I was quite surprised we went from 291 to 249 this has been a downward trend for the past two months. Part of it is cyclical due to the winter sales cycle, fewer sellers place their homes on the market, part of it due to the home that the New Year will bring renewed confidence and sellers are holding off with marketing their homes. Interestingly there has been a drop in the Properties Accepting Backup Offers; we went from 31 to 0. This is a noteworthy number, since ...

Century City Condominium Market Report for October 2010. I cannot believe how fast the month has started out.  Everyone I talk to is busy, listing presentations, negotiating offers. I suspect now that the elections are over, people are focusing on buying. Now let us look at the numbers for October and see how they compared to September. The Century City Condominiums that were for Sale, Available dropped from 307 from the previous month to 291 Active Listings. The properties that are accepting Backup offers increased from 27 to 31. This is quite an increase, the indication is an increase in buyers prepared to purchase now rather than later. There are 5 properties on hold  this is where there are 5 properties that have accepted offers, but the property is in Short Sale and needs Lender A...

Another closed deal success story through ActiveRain...................... Back in March of this year, I was contacted by fellow ActiveRain member Gretchen Hughes. She had a client that had a condo in Westwood/Century City area that they wanted to short sale. It wasn't easy. The condo was tenant-occupied and I needed to help the tenant find a new place to live while I was mitigating the short sale. There were two lenders on the property. We actually got into escrow and as soon as received the 2nd approval, the buyer was trying to re-negotitate the deal and ended up cancelling escrow. I ended up finding another buyer who was all cash.  I was able to get all new approvals and get the short sale closed.  We closed escrow a couple of weeks ago. Gretchen was very supportive throughout the pr...

Century City, CA Condominium Market Report June 2010.The month of June is now in the history books, so let us look at how it fared overall. There have been a lot of people looking and cautiously waiting how the Real Estate Market will fare due to the Tax Credit's disappearance. So let us look at the numbers. The Active listings inventory has increased from 277 the previous month to 293. I find this as a positive, because this will keep sellers pricing the properties correctly in order that they could sell their Condominiums and at the same time, this will give more choices to buyers. This ultimately will lead to a purchase, because the inventory is not limited and the likely hood is higher that the buyer will find his criteria easier. The Condominiums which are in Escrow have increased ...
