The Secret Bank Formula Sowhat is the Banks Secret Formula? Why is it when a Bank Owned property comes on the market in my area they have to wait so many days before they can reduce their price? Even when they know they have listed it way to high from the beginning! I recently submitted an offer of $610,000 for my client on a Bank Owned property listed at $689,000. The Listing Agent said that is a good offer and that it will probably go for around that price but, for now they are only allowed to reduce it by 5% and the lowest they can go is $650,000... Why do they not want to sell it right away? I guess I thought they would be a little smarter than that! Does anybody really know the Secret Bank Formula? While I was at an Open house this weekend in Cardiff I was asked a funny question! This nice gentleman came in and said "so you work this area a lot right?" I replied "yes" He then said well I cant work with you because you are not going to try and get me the best price. I told him that was not true, and that I am trying to get everybody a fair deal. He said he didn't care about the price he just wanted it to be low... lower than anything else that has sold. I proceeded to tell him that if everybody did exactly what he was trying to do then they wouldn't have any kind of investment in their house. NCSDAR reports reports show that April was an outstanding month for real estate sales and closings. The market, driven by lots of factors, not just the tax credits seems to be finding solid footing at last. The average sales price per transaction is almost two and a quarter times higher than it was last year. Listings sold volume is up, sales are up and far fewer sales are falling out of escrow due to buyers failing to qualify. Many have been affected in this area of buyers not qualifying like everyone else. This problem is also quieting down as the lenders are now getting and using clearer guidelines in qualifying buyers. As a listing agent, you receive an offer on your listing.  You should reject the offer when: The offer doesn't make sense or seem reasonable It looks illegal You don't like the buyer's agent Your commission is too low NEVER Yes, this is a trick question!  The correct answer is #5, NEVER.  Why?  You should never, ever reject an offer.  Because YOU are not the Seller.  Your fiduciary duty is to present every offer to your Seller.
