Great place to meet people. I just got home from the Southwest Valley Chamber of Commerce (Goodyear, Avondale, Litchfield Park, Tolleson) monthly mixer. Monthly a member has an 'open house' at their business and provides light eats and drinks. Tonight a local glass & mirror company had staek dinner for about 150 of our closest friends!!!I met and conversed with several new (to me) people and have arranged to do a small service for one who wants to monitor home prices in their neighborhood.Got exposure, got a lead, got a steak dinner. Yup. It was worth it- good 2 hours. I've been a member since 1984.

Goodyear, AZ has just opened their new splash pad in the Goodyear community park. Parents are going to enjoy sitting in the shade while the kids get soaked in the splash pads features. The 3,200 square foot area will have geysers in the ground, spray cannons, various water jets, spray loops, and "fumbling water buckets". It sounds like a good place to get wet and have some fun. The new park attraction is located right behind the firehouse at  3151 N Litchfield Rd.

I'm so psyched by the Phoenix Suns win today that I just wanted to let everyone know (well at least those who don't) that the city of Goodyear, az will soon be home to the Cleaveland Indians spring training facility.  Yes I know the Indians are baseball and not basketball but that's not the point.I'll keep you updated on construction, pictures, etc. as the development breaks ground and takes off.  Meanwhile, the next time you're near Estrella Parkway and Yuma, breathe in the sights because it's going to rapidly change and in my humble opinion for the better.Close to the upcoming Westcor, Estrella Falls Mall and the Goodyear City Center, the area will soon see massive commercial development including hotels, restaurants and retail.Cheers,Uzi HusainArizona Realtor, serving Goodyear & The ...

I just had to bring this news over to you folks...because although I and my husband tend to be patrons of the swankier joints around town, every once in a while I crave the onion rings at Burger King.  So the next time you have a whopper of an appetite, make a run for the newest Burger King in Goodyear, on the NW corner of Litchfield and Indian School Rd.  One slight issue...it's not built yet, but construction has started so it's only a matter of time...Cheers,Uzi HusainArizona Realtor, serving Goodyear & The Phoenix metropolitan area

Dino's has just opened (4 days ago) in the Wigwam Commons (Indian School Rd and Wigwam Blvd) very close to Millenium High school; and I was able to stop in today for lunch.  Pete and Alex named the restaurant after their son.  So if you're in the neighborhood and looking for mediterranean and Greek inspired cuisine, stop on in and give them a try.  I had the chicken soulvaki on pita for lunch and it was quite delicious...I'll be back Pete...Cheers,Uzi HusainArizona Realtor, serving Goodyear & The Phoenix metropolitan area

The fahrenheit scale is heating up, as it typically does in the month of May and residents all over the valley are gearing up to cool off by taking dips in their pools.  For Goodyear residents not lucky enough to have a pool in their backyard, don't worry, The Goodyear pool on 430 E. Loma Linda Blvd. will be open on Saturdays and Sundays from May 5th - May 26th and beginning on May 29th they will even have afternoon weekday hours.  For more info on hours, swim teams and dive teams etc. including swimming lessons in Goodyear call 623-882-7532.If we're going to mention the words Summer & swimming pools then safety shouldn't be far behind.  One great way to ensure safety not just around the pool but anywhere is to learn CPR. The Goodyear fire department is offering CPR instruction on Satur...

Just had a listing appointment with a man in one of my farm areas. He had listed with a competitor for 4 months and had let it expire. List was for $193,900.I had run comps and I had the same model house 2 blocks away listed at $184,900 that wasn't seeing much activity. I told new prospect that $183,500 was as high as I would list it. he tried for $189,000 (nope!) then 187,000 (nope again). Said he couldn't go below $185,000. I told him I could find hime someone to list it for that, in fact his last agent would probably do so. And I began packing up my papers.I almost didn't hear him at first, he spoke so low. "Okay, $183,500.Wrote up the listing, then asked where he was moving to. I'm now looking for a resale house much closer to his employment. It was a good day, and I left there to g...

I met with a couple last night that has been calling and asking questions about listing their house in Goodyear, AZ. They're in one of my farm areas and seem to be loyal to me.They bought the house new in 1998 for $87k, recently refinanced and took out most of the equity. Now I tell them they will probably get $200-206 with equity of $6-12k. Their question, "Couldn't we try to get $215k or so?" The answer is NO! Not just NO, but h*** NO!I told them they have made a fantastic investment, $206k back on a $87K investment, and they were able to receive most of their profit and continue to live in the house. Now they are just cleaning up the transaction to get the last of their profits out, but overpricing the house will only delay their profits, not increase them. They just got approval for...

There's a batty idea nearing completion in Goodyear, Az.A four lane, half mile bridge over the Gila River is going to have bat habitat built under it. then there will be observation sites on the bridge to view the critters as they come out at night. The idea is to make it easy for the bats to combat the natural insect population of a river bed environment. The bridge is being built by the city of Goodyear, Maricopa County, and real estate developers. It will connect Cotton Lane with the community of Estrella as well as the planned King Ranch communities.

In the Phoenix area, including Goodyear, Avondale, and Buckeye, the sales are down, down, down. We had 10.3 listings for every house that went into PENDING status last month (single family detached). Many of the sellers with fantasy prices have let their listings expire but there are still plenty that are overpriced, especially for today's market. Buyers have gotten smarter, comparing prices and shunning the highest 75% of the listings; they don't even get shown.Buyers also seem to be holding out for future price reductions. True, some are buying, but some have to buy (relocations, growing families, etc.). There is a reduction due to the mortgage companies being scrutinized by the regulators. Some buyers don't seem to realize that the great selection and low interest rates are making thi...

Well this wasn't a personal best week. I had one that's a week late closing but I pushed an offer thru the fax at 5:30. End of week.I'm going to try something different tomorrow (Saturday).  I answered an e-mail by our chamber of commerce looking for a volunteer to help out (10am-2pm) with people coming to the chamber for information on Saturday. They tell me they often get a lot of strangers asking where to find a good restaurant or something else. (mmm, maybe a REALTOR?) I'll give it a shot. I've got brochures and cards at the chamber already, maybe I'll get a chance to pass a few out, or get a lead or two. We'll see!

I live near Goodyear, Arizona, which is next to Avondale, next to Cashion (only Cashion has been absorbed by Avondale) and next came Tolleson. I used to get up early on the weekends and take my grandson (Gads, he's driving now!), for little rides in the morning so my wife and daughter (his mom) could get a few extra minutes sleep. One of my grandson's treats was catching a slow freight train along MC85, then Buckeye Rd. The freight was usually headed  to phoenix from the west and it went very slow through the little towns. We would catch it at a crossing and sit there as the train set off the flashing lights and started blaring the horn. As the train passed 20' in front of us the vibrations would shake the car. My grandson would just laugh and laugh. As soon as the train passed, we would...

Wow! This has never been more true, that what goes around, comes around.Four years ago I was fortunate enough to list 4 houses in the middle of one block. One was owned by an air force couple from Luke AFB that were selling their first house due to a transfer. They were worried that the house had to sell right at their transfer date and to add to their concerns they had a new child. Well, luck (always augmented by prior preparation) was on our side and everything came together, all at the right minute. In fact, I took a notary to their house to get the seller's papers signed while the movers were packing everything. The sale went perfectly and they were transferred to Maryland. This week, friends of theirs, stationed at the same location in Maryland, called me to buy a house. They will be...
