Great place to meet people. I just got home from the Southwest Valley Chamber of Commerce (Goodyear, Avondale, Litchfield Park, Tolleson) monthly mixer. Monthly a member has an 'open house' at their business and provides light eats and drinks. Tonight a local glass & mirror company had staek dinner for about 150 of our closest friends!!!I met and conversed with several new (to me) people and have arranged to do a small service for one who wants to monitor home prices in their neighborhood.Got exposure, got a lead, got a steak dinner. Goodyear, AZ has just opened their new splash pad in the Goodyear community park. Parents are going to enjoy sitting in the shade while the kids get soaked in the splash pads features.The 3,200 square foot area will have geysers in the ground, spray cannons, various water jets, spray loops, and "fumbling water buckets". The fahrenheit scale is heating up, as it typically does in the month of May and residents all over the valley are gearing up to cool off by taking dips in their pools.  For Goodyear residents not lucky enough to have a pool in their backyard, don't worry, The Goodyear pool on 430 E. Just had a listing appointment with a man in one of my farm areas. He had listed with a competitor for 4 months and had let it expire. List was for $193,900.I had run comps and I had the same model house 2 blocks away listed at $184,900 that wasn't seeing much activity. I told new prospect that $183,500 was as high as I would list it. he tried for $189,000 (nope!) then 187,000 (nope again). Said he couldn't go below $185,000. I told him I could find hime someone to list it for that, in fact his last agent would probably do so. And I began packing up my papers.I almost didn't hear him at first, he spoke so low. Got a call this evening from one of my farm areas. Man cancelled a listing with another company, wants me to sell his house. I got some details, made a 3pm appt for tomorrow.Research shows:House at $193,900 when cancelled, on market 131 days. Five sold in last 2 months, average $181,975 plus 1 with a pool for $193,500. I met with a couple last night that has been calling and asking questions about listing their house in Goodyear, AZ. They're in one of my farm areas and seem to be loyal to me.They bought the house new in 1998 for $87k, recently refinanced and took out most of the equity. Now I tell them they will probably get $200-206 with equity of $6-12k. Their question, "Couldn't we try to get $215k or so?" The answer is NO! Not just NO, but h*** NO!I told them they have made a fantastic investment, $206k back on a $87K investment, and they were able to receive most of their profit and continue to live in the house. Now they are just cleaning up the transaction to get the last of their profits out, but overpricing the house will only delay their profits, not increase them. There's a batty idea nearing completion in Goodyear, Az.A four lane, half mile bridge over the Gila River is going to have bat habitat built under it. then there will be observation sites on the bridge to view the critters as they come out at night. The idea is to make it easy for the bats to combat the natural insect population of a river bed environment.The bridge is being built by the city of Goodyear, Maricopa County, and real estate developers. In the Phoenix area, including Goodyear, Avondale, and Buckeye, the sales are down, down, down. We had 10.3 listings for every house that went into PENDING status last month (single family detached).Many of the sellers with fantasy prices have let their listings expire but there are still plenty that are overpriced, especially for today's market. Buyers have gotten smarter, comparing prices and shunning the highest 75% of the listings; they don't even get shown.Buyers also seem to be holding out for future price reductions. True, some are buying, but some have to buy (relocations, growing families, etc.). Well this wasn't a personal best week. I had one that's a week late closing but I pushed an offer thru the fax at 5:30. End of week.I'm going to try something different tomorrow (Saturday).  I answered an e-mail by our chamber of commerce looking for a volunteer to help out (10am-2pm) with people coming to the chamber for information on Saturday. They tell me they often get a lot of strangers asking where to find a good restaurant or something else. (mmm, maybe a REALTOR?) I'll give it a shot. I live near Goodyear, Arizona, which is next to Avondale, next to Cashion (only Cashion has been absorbed by Avondale) and next came Tolleson. I used to get up early on the weekends and take my grandson (Gads, he's driving now!), for little rides in the morning so my wife and daughter (his mom) could get a few extra minutes sleep.One of my grandson's treats was catching a slow freight train along MC85, then Buckeye Rd. The freight was usually headed  to phoenix from the west and it went very slow through the little towns. Wow! This has never been more true, that what goes around, comes around.Four years ago I was fortunate enough to list 4 houses in the middle of one block. One was owned by an air force couple from Luke AFB that were selling their first house due to a transfer.They were worried that the house had to sell right at their transfer date and to add to their concerns they had a new child.
