Understanding the difference between a holding deposit and a security deposit is crucial for both tenants and landlords. This blog likely clarifies the purposes and legalities of each type of deposit.Have a super fantastic week!Joe Jackson, Realtor-KWCP When it comes to renting, understanding the differences between holding and security deposits is essential for both landlords and tenants. It essentially holds the property off the market for the applicant. On the other hand, a security deposit comes in t...

According to recent data from Fannie Mae, almost 1 in 4 people still think home prices are going to come down. If you’re one of the people worried about that, here’s what you need to know.A lot of that fear is probably coming from what you’re hearing in the media or reading online. But here’s the thing to remember. Negative news sells. That means, you may not be getting the full picture. You may only be getting the clickbait version. As Jay Thompson, a Real Estate Industry Consultant, explains: “Housing market headlines are everywhere. Many are quite sensational, ending with exclamation points or predicting impending doom for the industry. Clickbait, the sensationalizing of headlines and content, has been an issue since the dawn of the internet, and housing news is not immune to it.” He...

Sandra came up with a great blog to share with us here in the Rain. When you are considering the purchase of a new home, one of the first things to think about is if you will be able to get a mortgage loan. At the start of the home buying process, you will hear terms like “pre-qualification”, “pre-approval”, and “conditional approval”. If you are not familiar with these terms and their meanings, it can add to the already stressful process of entering the housing market as a buyer. While all these terms may sound similar, they are not the same. Pre-qualification, pre-approval, and the conditional approval letter share common characteristics, but they occur at different times during your journey to home ownership. Having a clear understanding of what they mean will save some of the confus...

Hey Earth, you rock! I am sure we have all notices changes from our youth regarding the climate around the world, in our neighborhood.  It is there if you just look.  AND It all makes sense in the big picture there are things we do as humans that affect the word we live in.  I am not a radical by any stroke of imagination, but I can't ignore the fact that there are things that we do that in the long run are not good for me or the place I am vey fortunate to live.   Pick up my trash and dispose of it in the proper place.  Turn off the lights when I leave a room, close the frig door when I grab something from inside.  It is the small things that really do matter over time.   This is why it’s important to clean up our act - and the planet. Whether it’s reading a book instead of binge watc...

The last post I wrote was AI banned on Activerain ? I dont like to be someone that just presents problems without a possible solution. That in mind here are my thoughts on how to address A.I. being incorporated into ActiveRain Community Guidelines.1. Members of ActiveRain may use A.I. art if they are the creators of the art (you prompted the A.I. model for the creation) If  you remixed someone's created work through the model you will need to have had their permission for the use of their A.I. created work regardless of if at this time A.I. can be copyrighted and comply with already established community guidelines on acceptable materials and copyright protected materials apply to A.I. if uploading a copyrighted picture in a model and only putting a slight filter on it that's not a new ...

Tonight is the first night of Passover and Jewish people all over the World will be sitting down with their families and close friends and having a Seder dinner. What is a Seder, you may ask? It is a meal symbolizing freedom from slavery and bondage from Egypt, and each food has its own meaning. It is a tradition celebrated. The Jewish people left Egypt in haste with no time to make bread; therefore, this is why Matzo is unleavened bread. It is the Story of Exodus and there is a plate on the table that each food/herb has a meaning. You will find the story in the Bible. This is a very condensed version of what a Seder dinner is.    This year with all the turmoil in the Mideast let us hope and pray it will be Peaceful
