Looking at the median household income vs the price of your average house in Utah. One can say that your average Joe and Miss. Joe with little Joe Jr. cannot afford to pay cash for their first home. When your average Joe family trusts a licensed real estate agent with funds for earnest money or any other funds that pertain to the real estate transaction, they do not expect that their real estate agent will use those funds to drive to vegas and put it on black. Hello everyone,My first post! I find it best to address the elephant right at the very beginning. I give examples of why a buyer would want a dedicated buyer's agent. Panic sometimes starts in over initial conversations of compensation - not just from the buyer - but sometimes from me - until I've built trust with first time clients, first time buyers.So, I'm curious, how is everyone overcoming this in Arizona (and all over, actually), and if you're a real estate agent in AZ rather than an agent and a REALTOR, has this helped, or harmed your business? In Arizona a law was passed recently that licensed agents, rather than members of NAR don't need to get a buyer broker agreement signed before touring homes.  My brain says it should be the other way around.Thanks,Paige
