The latest #OrlandoRealEstate market report for February 2023 is in. Take a look at the brief video below. Inventory is up 140% from a year ago, but down for the third month in a row. Homes available for sale declined over 9% compared to January. Sales declined 30% from a year ago, but increased over 33% compared to the month before. The median sales price for February was up 3.8% compared to February 2022, and up 2.3% compared to January of this year. The Orlando real estate market remains quite strong, even with higher interest rates. Nearly 1/3 sales have been all cash, and even with the higher inventory levels, we still have less than a 2.5 month inventory of homes for sale.

February 2023Housing Market UpdateNW Florida / Pensacola MLS Region    The monthly housing market update for February 2023 is now available for the Pensacola MLS Region.  Average and median sale prices both increased from previous month. Median sales price was $320,000 - up from from $298,400 in January 2023 and up from $309,900 one year ago. Mortgage interest rates have been fluctuating quite rapidly in recent times.  But what makes them move up or down?  What metrics or data help give an indication of what rates will look like later this year?  One of the figures to watch is the inflation rate.  The inflation rate came down from 6.4 to 6.0 in February 2023.  Not a huge change but a hint that things are still moving in the right direction, albeit slowly.  In fact, since June of 2022, the inflation rate has been trending downward. As the inflation rate decreases, it also means that the Federal Reserve will hopefully take less drastic measures when it comes to increasing the prime lending rate to stem inflation.  It’s important to note that when you hear in the news that the fed is increasing interest rates, it is the rate of...
