Feature Photo: 1300 Sparrow Lane, Austin, TX 78734, For SaleI'm pretty sure that Buyers, Sellers and Realtors all share in the consensus that the Austin-Round Rock Housing Market is currently frustrating as it continues to "tread water" after last year's decline. For Buyers looking for a mortgage, Interest Rates have been rising again since the beginning of April with this week's close of the 30 yr. fixed rate just below 7 1/2%, according to Mortgage News Daily.  Unfortunately, it's looking like we might be headed for October 2023's high at about 8% again! The current interest rates have put a damper on excitement for first-time buyers and people who need to move!Sellers are also impacted negatively by this and the numbers are beginning to show that the most active selling season, April -...

Transitioning from a family home to a new property can pose challenges for retirees, particularly when searching for a suitable alternative. In many areas, including the DC metro area, builders are primarily constructing four-level townhouses or luxury single family Craftsman homes, which may not be ideal due to the increased number of stairs. The limited availability of single-floor homes means that those few suitable options are quickly sold once they hit the market.Furthermore, new condos in this region often cater to a luxury lifestyle, reflecting the high cost of land. As a result, they may not align with the needs and budget of retirees seeking more practical and affordable living arrangements. An alternative for retirees in the DC area include communities like Leisure World in Si...

The inventory picture is improving and the results from Bright MLS’s most recent survey show that nearly two out of five listings were from a seller who was probably not turning around and buying another home. According to agents surveyed, 61.9% of homes sold in March were primary residences, suggesting a seller who might be in the market to buy. However, the other listings that were added to the inventory were not primary residences. For example, 14.3% of homes sold in March were rental properties. Another 13.5% were estate sales, or the sale of a property whose owner had passed away. Second homes, vacation homes, investment properties, builder sales, foreclosures, and short sales were also part of the inventory of sellers who probably were not buyers.   The Bright MLS survey also rev...

Roughly two-thirds of Generation Z, born between 1997 and 2012, believe that homeownership is still within reach, despite facing challenges posed by high home prices and mortgage rates, according to a recent survey by Realtor.com®. Chris Porter, chief demographer at John Burns, explains that at their core, Generation Z aspires to homeownership, but this milestone is likely to occur later due to the significant challenge of hous...

The number of homes for sale was 1,234. This is down 0.5.0% over February and up 14.3% when compared to March of 2023. Average List Price for Scottsdale Homes I used to use median listing price data, but I no longer have accurate access to that information. So, I have started to track average listing prices. (Technically, the median price is a better indicator since the average price can skew one way or the other due to...
