Coming into the real estate industry, I was familiar with sales presentations.  My past standard of practice was always to lean toward the facts and by having the presentation be educational.  This approach allowed me to build trust especially if the potential client had shared previous negative experiences with other sales people.Entering this new industry, I read a lot about sales presentations. Most of these article focuses on glamour, glitz and all about the real estate agent saying “Look at me, I am wonderful.” The presentations were truly marketing marvels, but for me lacked data, facts, authenticity and differentiation. What I did over the course of several years was to create a “presentation packet” which I now just refer to as the packet.  I purchased the old school 3 prong fol...

The life of a real estate agent who is a small business owner often presents unexpected and unplanned for twists and turns.  Suddenly one’s real estate practice or small business is bombarded with inquiries, new or unanticipated day to day problems, last minute appointments, then often required or necessary continuing educations units or seminars. Add in the daily newsletters, industry information websites and the hours in the day aren’t enough. This is probably one of the best reasons for having low and high WAY SMART goals. Many folks set annual revenue goals which often represent an increase from the previous year. However, what I have observed is the revenue goals fail to account for business expenses to lulls in the market. What is required is a bottom line revenue goal that will mee...

Many homes have modestly sized rooms. However, there are numerous tricks of the trade that can help small spaces feel brighter, airier, and more expansive. With a little creativity and some clever decorating ideas, small rooms can be just as beautiful and functional as larger areas.Use Light, Bright Color SchemesSticking to a neutral color palette is one of the easiest ways to visually enlarge a room. Soft whites, greys, and beiges have less visual weight than deeper, bolder hues. They also bounce light around the space rather than absorbing it. Painting the walls, ceiling, and trim work the same neutral shade creates continuity, making the space appear larger. Incorporating shades like airy blue or sage green adds subtle color without overwhelming a compact room. Various free interior ...

Here are the closed sales stats for Santa Rosa Beach. This information is a one year look back.  The source is from the Florida Realtors.  It feeds from our local MLS.  There are sales in this market that are not entered in the MLS.  Owner to owner type sales.  I would think this might be only a small percentage of the total sales.  Most buyers and sellers enjoy the services that a professional realtor provides. It is not filtered for single family homes or condo's.  This might change the numbers slightly but the trends are evident. The market is not melting down. The short term indicator is slightly down but that is seasonal. Overall over the last year the trend is definitely up despite all the negative information we have had since the first of the year.  Please visit my web site for ...

For those who undertake all their real estate paperwork electronically, big kudos to you. Possibly you have some sort of checklist to ensure all documents are in order for your own real estate practice and the documents to be submitted to the other parties of the transaction along with the broker’s file. For me being old school, I do print out a lot of documents. I have several checklists to ensure all parties receive their fully executed documents. In some cases, I must receive documents from the other side of the transaction such as Seller’s Property Disclosure statement required here in AZ.Beyond ensuring all documents have been received, I have my own excel spreadsheets relative to real estate sales leads, listed properties and sold transactions.  The reason for this is three-fold: B...

Are you looking for a way to stand out as a real estate agent and enjoy more lead flow with higher close rates and increased authority? There are dozens of well-known referral programs and platforms on the market, but there’s one name that continues to be discussed among agents online. It’s called HouseJet – and we’re going to break down what it is and how it works. How the HouseJet Referral Program WorksThe founders of HouseJet weren’t interested in creating just another referral program or marketing platform for real estate agents. Instead, their goal has always been to create a comprehensive system that makes it easy for any agent to stand out in their local area. At the very core of the HouseJet's mission, there’s an emphasis on three things: Establishing you as a Local Expert Agent ...
