Realtors, we all know that the market has shifted greatly over the past couple of months. With nearly 20 years experience I have been through all types of market shifts. Over the past year and a half, prior to this shift, I had been warning Realtors especially newer agents that they need to prepare for when the market shifts. Sadly most did not listen, they were too busy landing 1,2,3, maybe 4 listings that sold in a couple of days or less for way over asking, then posting on social media how successful they were! Feeling like "this is easy, I am crushing it!"  These days most of those flash in the pan agents are wondering how they are going to pay uncle Sam and how are they going to pay their annual board fees?   All my social media, all my personal chats had fallen on deaf ears. For t...

When you’re hearing news about home prices remaining high, and mortgage rates skyrocketing, you might wonder how a real estate agent can possibly claim it’s a great time to buy. Or, on the other hand, you read that sales prices are coming down and it’s taking longer to sell because rates have gone up, it may make you question how agents can claim that it’s a great time to sell. You might feel like agents always seem to be constantly putting a positive spin on the current real estate market and think they’re doing it out of self-interest. After all, they only make money if and when someone buys or sells a house, so of course they’d want people to feel like it’s always a great time to buy or sell real estate. While there’s likely some truth to that—because agents wouldn’t be human if they w...

Why It May Be Time To Add Newly Built Homes to Your Search In Connecticut If you put a pause on your home search because you weren’t sure where you’d go once you sold your house, it might be a good time to get back into the market. If you’re willing to work with a trusted agent to consider a newly built home, you may have even more options and incentives than you realize. That may be why the National Association of Home Builders (NAHB) says the share of buyers looking for new construction is increasing: “According to the quarterly Housing Trends Report, the popularity of new construction homes is continuing to rebound . . .” Here’s a few reasons more buyers may be drawn to newly built homes. More Options To Choose from and Potential Builder Incentives When looking for a home, you can ch...

Price per square foot is a measurement of a home's value, but the price per square foot alone is not an effective way to determine the price a home will sell in today's housing market.  All these years, when I remind clients to change their clocks for Daylight Savings Time, another reminder was for everyone to change the batteries in their smoke alarms.   In the newer homes, this meant, A LOT of 9-volt batteries!   (now that they go in all bedrooms, hallways, etc.) I have bought new ones recently and discovered Kidde has one now that has a long-life battery, and lasts for TEN YEARS.   No chirping at 2 am now!    SO, if any of your smoke alarms are starting to turn a bit yellow, it could be time to change them out anyway.   This could be a good time to get these new ones, and never hear another chirping alarm for YEARS.
