This is a short a simple story.I had a short sale listing, nice house, nice street, priced right.  It found a buyer.Buyer waited around 5 months, sellers lender finally approved the transaction, after buyer got mortgage commitment and all inspections.   One catch:  The short sale approval was conditional on seller's lender giving the auction process a try. They wanted "one last bite of the apple".The auction produced a better bid!   So after waiting months (5) the buyer was out of the picture. It still does not feel right. If that is short sale life, I don't like it.Fortunately, I don't think anyone in this market is in a "negative equity" position. If you want to know what your home is worth, please contact me, it would be my pleasure to assist you.  (609) 864-8164.https://michaelelliott.f...

I can barely remember what it's like to work for an hourly wage...still many people think...oh wow that professional blank makes too much money! That business owner, that roofer, that mechanic, that Realtor, etc. Last week we listed a $1.3M house. After 1 day they were forced not to sell it after all. Today, a $1M home owner wanted 15% over market value, which would be impossible to get. All in all, we put about 15 hours of preparation into these potential deals.  So before you think Realtors make so much...try going to work the next 2 days and find out you wont get paid for those days. Not whining at all...been doing this for 23 years...Melynda and I love helping our clients get what they want. Unfortunately, many people in our society still think that everyone else but them make "too ...

Cooperative housing, commonly known as a co-op, is a popular housing model you’ll find in major cities like New York City and Washington DC. Tenants or members collectively own and share responsibility for an entire building or property.  When you buy into a co-op, you’re not purchasing a piece of property or unit in a building. You’re buying shares in the nonprofit corporation that owns the building. You’ll receive stock instead of a title as you would with a traditional home purchase.  A co-op’s ownership structure makes this a unique housing option, with its focus on shared ownership and collaboration to run the property.Washington (and the surrounding areas) have some historic co-op buildings that are always popular choices for buyers.  Here is a summary of some of your choices if y...

Professional is the umbrella that covers all aspects of any role.  In real estate, one can have signage, know and share the directions, be accurate in the information, be local, undertake due diligence, show competency and still not demonstrate professionalism.  So what does it mean to be a professional when looking at actual behaviors? I defined being a professional as one who: Combines and applies experience with ongoing learning Committed to delivering outstanding customer service beginning promptly answering the phone  Exemplifies and applies emotional intelligence Behaves with the highest integrity and respect Demonstrates appropriate humor Builds trust  Displays a positive attitude when interacting with others Professionalism goes beyond skills and knowledge as noted above.Profess...
