Leucadia, on the north side of Encinitas, borders on Carlsbad, and for many is the more appealing area of this seaside town.   Leucadia bears many reminders of its surfing roots, yet at the same time is undergoing a renaissance of sorts, with many new and expensive homes for sale, disappearing nurseries, and more upscale dining and shopping.   Despite these changes, Leucadia retains much of the rustic, quaint seaside charm that has attracted so many residents and vacationers over the years, despite the move into the 21st century.   Encinitas is located about 25 miles north of San Diego, along the coast, and Leucadia is one of the 5 main neighborhoods within the town.   Leucadia was named after one of the Greek Isles by English spiritualists who settled in the area in the 1870s.   Leuca...

As a dedicated foodie, finding new restaurants, and visiting the favorites, is a passion of mine. That’s not to say I am out eating at some eatery daily or even multiple times a week – after all, the food at home is some of the best, IMO. But now and then the opportunity arises to check out a new place.I was in Leucadia yesterday visiting Sanctum, a relatively new gallery along the Coast Highway, and since it was lunch time my wife and I decided to check out a new Leucadia restaurant - Auggie’s House of Crab founded by Agostino Scalercio (Auggie)...owner, cook, you name it.Auggie’s House of Crab is on the coast road at the northern end of Leucadia (Encinitas) and well worth a visit, especially if you are a seafood lover. Leucadia is a funky beach town and Auggie’s fits right in.  No pret...

ActiveRain Real Estate Network Liberty Market The reopening of Liberty Market in downtown Gilbert's Historical District caused me to reminisce about the changes Gilbert has seen through the years and about the excitement the future holds for it's residents and visitors. First opened in 1935, Liberty Market served for many years as Gilbert's only grocery store. Now it will be a neighborhood market serving breakfast, lunch and dinner. While getting a facelift, the owners are intent on preserving much of its history. If you drive on Gilbert Road in downtown Gilbert, you may have noticed the construction work in progress south of the canal. This is for a park on the Western Powerline Trail that will serve visitors to downtown as well as bikers. walkers and joggers on the trail with relaxi...

Never, in recent history, has one property type been such an obvious and stellar choice for real estate investors. Demand for rental housing is soaring and driving up rents due to a Perfect Storm of influences. Firstly, a huge number of people have lost their homes and been forced to become renters. Secondly, the protracted slow economy has stalled the development of multi-family housing, which has caused supply to lag behind demand and which will keep vacancy rates very low for several years to come allowing owners to continue to raise rents. Thirdly, a large segment of our younger population, having observed the recent blood-bath in home ownership, have made the decision to be renters, even though they could buy homes. Our two 30-something children are perfect examples. They both ha...

I must admit, I was not too impressed with Poughkeepsie when I first moved to the Hudson Valley from a large Metropolitan city in the Midwest.  That was 10 years ago.  How things have changed.  Could it be that this town sort of grew on me, or is it the transformation that has taken place over time which makes me like this place more?  Okay, maybe it's a little bit of both. Perhaps I was a bit shallow back then too.  As I remember, I was first disappointed because there wasn't a Starbucks and yet Dunkin Donuts was everywhere.  Eventually, Starbucks found Poughkeepsie and the neighboring towns of Fishkill and Wappingers Falls too.  But, as it took time getting here, I found myself beginning to like Dunkin Donuts coffee even more. No longer a coffee snob, there's no going back to Starbuck...

Pitchers cannot touch their fingers to their lips but may carry wetnaps to moisten their fingers. What else is new in 2020? 1. All designated hitters (fear that pitchers will get too tired)2. No fist pumps or high fives3. Relief pitchers must pitch to 3 batters, no batter to batter pitcher switches.  (keep the game moving)4. Extra inning games start with a runner on 2nd base (later games may tire out young players) The object of Baseball is to "Go Home" in the back yard with Dad or on TV                             Baseball and Spring and Summer are thought of together (Photo Pixabay)  OK we are...

Dear Family, Friends & Clients,There are three main reasons that a home doesn’t sell within three months at this time. Two are avoidable and I can solve the third one. The number one reason by far is not listing the home at a price that will bring in the maximum number of highly qualified buyers. The second is not having a quality Virtual Tour and Photos. The third is not hiring an Experienced, Knowledgeable, Professional Local Realtor. We have been listing and selling homes since 1996. We know that reaching our fellow Realtors is the key to bringing in the most motivated and qualified buyers. There are several reasons to sell your home or investment property at this time. The reasons are primarily as follows.Moving into a larger home with more bedrooms, a larger backyard, better scho...

Author: Patricia Feager, REALTOR®DFW FINE PROPERTIES Advice I wish I knew before getting into the business of Real Estate all centers around honesty. The bottom line is, if you are in Corporate America or employed by someone else, it's a rude awakening to discover, if you don't have any other business, you wake up every day unemployed.  WHAT I WISH I KNEW THE FIRST YEARI wish I knew how hard it is to be self-employed. If you had no experience or worked for an Employer it's very unstable. What it costs to stay in business is very expensive to live without other income. Second, I wish I my first Broker was upfront about fees and Office Expenses. I hung my license with a Franchise. I lost business and income because I wasn't prepared for real estate expenses. In other words, I was a small ...

Dual Agency: the misunderstood, beneficial process for our clients to win with!  I'm an 18 year CA Realtor veteran, I'm moral, ethical and work 100% by referral currently. I'm a dual agency advocate in CA, because we've always been that way here and I wouldn't know what other states are like. But, I can still call on and visit all my clients I've closed dual agency deals with, they think I'm great for what I accomplished for them. Some have been multiple deal clients at this point too, despite my "evil plot" to dual agency them at one point.  One couple regularly double dates with my bride and I. How can this be? I'm the "evil dual agency guy"? Hooey! Only the ignorant, the "once bitten, twice shy" or the agents in states where it's outlawed tend to have an issue with dual agency...like...
