When thinking of family-friendly fun in Florida, you automatically think of the world-renowned amusement parks scattered throughout the state, such as Walt Disney World and Universal Orlando Resort. Thursday night my Husband and I were woke out of bed to a loud chirping sound. We quickly jumped out of bed to find out where it was coming from.  First we thought it was our smoke detector, and took it off the ceiling and checked batteries, and then we realized it wasn't the smoke detector it was our CO2 detector.  We took the Carbon Detector off the wall and checked the date, and to my surprise it was 2013.  To our credit, we immediately opened the front door and a few windows while we were trying to figure out.   Did you know that carbon monoxide it is an odorless gas?  Many people do not realize that CO2 detectors are required in real estate transactions.  It falls under a Health and Safety code concerns.  If you are financing a home an appraisal of value is required by the Lender, ...

BOHA (Board of Health Approval) is a crucial consideration when buying land Especially if you plan to build a home or other structures. Here are some reasons why buying land with BOHA is important compared to buying land without it:Advantages of Buying Land with BOHA Verified Buildability: Septic System Approval: BOHA ensures that the land has been approved for a septic system, which is essential for properties not connected to a municipal sewer system. Water Supply: BOHA may also include approval for water supply systems, whether a well or connection to a municipal water system. Reduced Risk: Construction Feasibility: Having BOHA means that the property has been assessed for its suitability for building, reducing the risk of encountering unforeseen issues that could delay or prevent co...

This blog highlights the realities of homeownership well. It's important to understand the sacrifices involved, but the long-term rewards often make it worthwhile. Thanks for the honest and insightful perspective!Have a super fantastic week!Joe Jackson, Realtor-KWCP The $64,000 question is what are you willing to do to make that goal come to fruition? How can you save more money regularly to make your dream of homeownership come true?  The name of the game is called “Sacrifice.” Think of whatever other activities you can do to squirrel away your money for your down payment.  So many of us are spoiled with conspicuous consumption as this is, unfortunately, what our economy is based on and dependent upon. Games on a hand-held device or computer for the children will go a long way toward k...

Many homeowners looking to sell feel like they’re stuck between a rock and a hard place right now. Today’s mortgage rates are higher than the one they currently have on their home, and that’s making it harder to want to sell and make a move. Maybe you’re in the same boat. But what if there was a way to offset these higher borrowing costs? There is. And the money you need probably already exists in your current home in the form of equity. What Is Equity?Think of equity as a simple math equation. Freddie Mac explains:“. . . your home’s equity is the difference between how much your home is worth and how much you owe on your mortgage.”Your equity grows as you pay down your loan over time and as home prices climb. And thanks to the rapid home price appreciation we saw in recent years, you pro...

The Heat is On! Yes it is hot this week in Arizona and the Southern States. Why are Americans are moving in large numbers to the SOUTH and the  WARMEST states of Arizona, Florida and Texas? (Photo: Travel to Desert by Kevin Schmid, Piabay) If Americans were really so concerned about Global Warming shouldnt our citizens be moving NORTH? A reasonable person would ask, "Why is that?"The government tells us we should be so concerned over global warming. If people were really serious and concerned about global warming and truly believed the earth only  had a few years left, one would expect Americans to be leaving the warmer states and to be moving away from the equator and North towards Canada. Instead Americans are actually moving  towards the equator and Arizona, Flordia and Texas and not...
