Generally, falling mortgage rates can lead to an increase in home buyer activity. This is because lower mortgage rates can make it more affordable for buyers to purchase a home, as their monthly mortgage payments will be lower. When mortgage rates are low, potential home buyers may feel more incentivized to enter the housing market, as they may be able to afford a more expensive home or may be more likely to qualify for a mortgage. Additionally, lower mortgage rates can make it more attractive for current homeowners to refinance their mortgages, freeing up more money for them to use towards a new home purchase. However, it's important to note that there are many factors that can influence home buyer activity, such as the overall state of the economy, local housing market conditions, and i...

Looks like the intense competition for homes will be continuing again in 2023!A recent listing in Gates for $144,900 had over 117 showings in 6 days and over 10 offers exceeding $200,000.  Another point on this property was it was dated.  It's a great market for sellers and a frustrating market for buyers. There is nothing on the horizon to indicate a change in the inventory in the future.Escalation Addendums to the purchase offers have become the norm.

This is part II of  major issues that have been uncovered during my marathon transaction " The land mine in the yard" .The Frederick County Association of REALTORS (FCAR) and the local Builders Association (FCBA) have teamed up to form a task force to communicate with the Frederick County Health Department (FCHD) and the Maryland Department of the Environment (MDE). During the pandemic many of the long time sanitarians at FCHD retired and more stringent restrictions were being put in place for septic repairs and percolation tests. The recent septic repair on my 2021 sale took seven months to complete in comparison to a similar repair on my listing in 2014 that took three weeks start to finish! Perc tests were back logged and many builders and developers were frustrated by the delays and...

Here is some wonderful advice from Dawn Castell. The job market we are in today is not the one our parents or grandparents faced. They could choose a career and stay with it for 20 or 30 years with little more than a high school diploma. Today, the choices for high-paying jobs without higher education and the price tags that college degrees demand are not as numerous, and the costs involved in training for your future career may be a major factor in determining what path you follow. Experience, interests, background and ability should also be taken into consideration when deciding on your career.  Consider Your Options There are many options for careers that require certifications instead of four-year degrees that can be high-paying jobs. One such field is the property industry, which u...

When it comes to selling a house, there are many different tools and strategies that estate agents use to get the job done. However, one tool that is often overlooked but can be incredibly useful is custom rubber stamps. Custom rubber stamps can help estate agents speed up the process of selling a house, and there are many different reasons why.One of the main reasons why custom rubber stamps are so useful for estate agents is that they can save a lot of time. Estate agents often have to fill out a lot of paperwork, and one way to speed up this process is by using custom rubber stamps.
