Over the years, I have argued that appraisers should not have to analyse the sales contract. To my mind, this should be the job of the underwriter: The appraiser’s job is to ascertain the home’s value, nothing more and nothing less. After all, appraisers are human beings, and every appraiser knows that if he produces a value that is below the contract price he is likely to take flak for it.
