Love.  Mans best friend! Love. People love their pets, whether they are dogs, cats, or fish.  People's animals are their families.  I agree with this and have this come up every day in Real Estate. There are many factors that play into having animals in your home when your home is on the market.  Lots of factors.  Let's look at some statistics about Mans best friend. 68% of agents agree that community animal practices influenced their home-buying decision. 63% of U.S. households own a pet 18% of recent home buyers agree that their new neighborhood is convenient to a vet and pet-friendly outdoor spaces. 81% of agents consider themselves pet-friendly There are many selling points for clients selling with animals.  It can be a very touchy situation, due to the love our clients have for the...

Well it has been a long week. This one had 9 days, didn't it? So, since Christmas is around the corner, let's take a light hearted look at some of the funny dynamics of family at Christmas. Sip some hot cocoa or maybe a hot toddy (spiked, of course) and enjoy yourself.

The Power of Positivity I came across this list on another site and it read, 8 things to remember when you think you aren't enough.  I read through the list and thought, I can sure relate to these in my real estate career, even though the post I read had nothing to do with real estate.  And, it certainly gave me some pause for thought and for things that are right in my life, for which I am grateful.  Life is about progress, not perfection.  Strive for excellence.  There is something to be learned from every situation.  We aren't all perfect, remember we crawled before we walked and walked before we ran. What you do right now can create a better outcome.  In real estate this sure is true.  What we do today will reflect in 90 or so days.  So, make those calls, write those notes, and do ...

Living in Colorado, we always hear some funny sayings that do hold true when you live in Colorado --- 1.   You always know which direction is West.   (the mountains never move) 2.   You're always waiting for the moment your entire state erupts into wildfires every June through August. 3.  The snow stopped, so you then see some people wearing shorts and hiking boots. 4.   The need to shovel to get to the BBQ grill, no matter what time of year it is. 5.  You struggle to figure out which brewery to meet friends at --- there are so many to choose from! 6.  You were always jealous of Jake Jabs, as he got to play with the tigers in the American Furniture commercials. 7.   Denver just had 5 inches of snow, and it is a normal day..... still need to go to work....lives go on, no biggie! 8.  You...

This post was requested by Ray Henson   here you go and one more coming up soon:)  First and most importantly rinse the cranberries under cold water and eliminate some of the damaged or tired looking berries. 1.  I love to take 1/2 cup of water and 1/2 of freshly squeezed orange juice2.  One cup of ordinary sugar ( like the crystal type)3.  4 cups or fresh cranberries 4. I also like to add the zest of the oranges My second step after rinsing the cranberries is to boil the liquid until the sugar is dissolved. Then I add the cranberries and simmer for about 10- 15 minutes until most of the cranberries have burst. There were years when I added nutmeg and cinnamon to make the flavors more festive. This year I wanted it to be purer, or should I say simpler. Hence it is a personal preference. T...

This Week…Traditions Thanksgiving seems like more than just a week ago, doesn’t it?  And this week, our family is already discussing plans for Christmas.   Tradition is a guide and not a jailer. Somerset MaughamMy family isn’t just my brother and his family. Nor is it just my cousins and their families. Nor is it my sister-in-law’s sisters and their families. It is any and all who through hook or crook become part of our family.  Lovely as it may be, that means taking into account and trying to respect different family traditions.   A tradition is kept alive only by something being added to it. Henry JamesThat’s not really a bad thing. When we lived in South Florida, I brought black-eyed peas to our extended family’s New Year’s Day gathering. If you’re from the South, you’ll know the i...

Mesa, AZ 2022This week the median list price for Mesa, AZ is $485,000 with the market action index hovering around 39. This is about the same as last month's market action index of 39. Inventory has decreased to 1,130. Click here to stay informed with the Mesa market!  Slight Seller's Advantage The market has been cooling over time and prices have recently flattened. Despite the consistent decrease in Market Action Index (MAI), we’re in a Seller’s Market (where significant demand leaves little inventory available). If the MAI begins to climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.    The market seems to have paused around this plateau. The Market Action Index is a good leading indicator for the...

Assessment of Week 12  Last week my picks went 1-2, and every pick came down to the wire. The Ravens failed to hang on against the Jaguars, allowing a last-minute drive and two-point conversion to give the Jaguars the win. My Falcons failed to cover +4 against the Commanders, losing 19-13. For my sole win of the week, the Browns and Buccaneers went to overtime and the Browns were able to seal the game with a Nick Chubb touchdown. This week I’m continuing to find value where I see it and trying to beat the closing lines.  Dolphins +3.5 vs. 49ers (-110) The Dolphins as underdogs? Sign me up. This is arguably a matchup of the best offense and the best defense in the NFL meeting each other, and I think Tagovailoa’s offense will be up for the challenge. Tyreek Hill and Jaylen Waddle vs. Char...

As Philemon says: It's the vibe of Christmas (not a Pontiac automobile). I admit that even with it being three weeks out I have caught the vibe and I like it. More than anything I love the reason for the season.I especially love the music of Christmas. I encourage you to enter the name of your favorite Christmas song into YouTube and sample some of the various versions of your favorite song. That is how I found this one two years ago. What an outstanding voice this lady has. This is a group whom I would never listen to had I not stumbled upon it by looking for Oh Holy Night. I did check out their other music and... no I'd never listen to it BUT this is a real gem.FYI, I've been down with the flu a couple of days. Please say a little prayer that it passes soon. 😓
