For those vacant land buyers who want to be off grid, with privacy, plenty of elbow room, a higher elevation (nearly 4,000 ft) and rolling hills, this new listing of vacant land for $59,700, located on Outlaw Canyon Road in the Cedar Hills subdivision is definitely worth a visit.  With over 40 acres of land, one can see rolling hills, mountains as well as I40 way in the distance. Zoned agricultural means cattle and horse friendly. What is interesting about this parcel in Cedar Hills is one can ride by an old recreated western town. Cedar Hills is a vast area located both north and south of I40 in Mohave County. One can see part of this town in the above photo. And what is even more interesting is driving the main road, Hackberry, that provides access to the cross road for this parcel.  ...

For those who seek privacy along with rolling hills, cooler temps and dark skies, this 40+ acre off grid parcel meets both those wants and needs.  Located north of I40 just off Hackberry Road, the vacant land parcel is priced to sell and is fairly easy to get to provided one enjoys driving dirt roads. With this amount of acreage and higher elevation of nearly 4,000 ft. (3,982 ft.) is perfect for a farm or mini ranch as the zoning is both horse and livestock friendly. Also, traveling to the amenities in Kingman, AZ via I40 is about 40 minutes and about 2 hours to Flagstaff, AZ. The other very accessible way is via Hackberry Rd (county maintained) and Route 66 that will probably take just over an hour to reach Kingman, AZ.By the way, on the way to this property, buyers will pass by an old r...

the median list price for Chandler, AZ is $569,000 with the market action index hovering around 39. This is about the same as last month's market action index of 39. Inventory has increased to 639.  Home sales continue to outstrip supply, and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.  Prices appear to be hovering around their high point. Look for a persistent down-shift in the Market Action Index before we see prices deviate from these levels.   Each segment below represents approximately 25% of the market ordered by price.  BillI can’t stop, it’s my job!Exceeding Buyers & Sellers expectations for over 23 years. Many have heard a picture is worth a thousand words. Imagine how many words would be created if there were more than one photo?  Zillow recommends 22-27 photos as optimum with the first 10 making the most immediate impression. For houses I usually take at least 30 photos and the feedback I have received has always been very positive. Now for vacant land again I take at 18 and usually average around 25-30 photos again depending upon the actual property. Depending upon the value of the vacant land I will hire a drone photographer at my expense. This morning I had a listing conversation for an off grid 5 plus acre vacant land parcel and earned the listing for the following reasons: I physically visited the property I determined the best access to this off grid property I took 31 photos of whi...

Who Do You Call When You Want to Sell Land in Westchester or Putnam? Most landowners make the same mistake. They call a real estate agent who sells houses. And that’s where the problem starts. Selling land is not the same as selling a home. There’s no staging, no open houses, no emotional pull from a kitchen or a backyard. Land is different. It’s evaluated on what it can become—not what it is today. That means the real questions are: Can it be subdivided? Is there sewer or only septic? Are there wetlands, slope issues, or access challenges? What would a builder or developer pay for it? The truth is, two pieces of land on the same road can have wildly different values. One might be worth $100,000. The other, $600,000. The difference comes down to knowledge—and most agents simply don’t g...

At first impression, the gate says it all about this vacant land listing. This seller has invested the time, effort and dollars to improve this 2.2 acre lot with permitted installed septic system, underground utilities,  RV plug ins, cleared and fenced with horse fencing. Being less than 2 miles from paved Shinarump (1.5 miles are County Maintained dirt roads), horse friendly and not having a HOA/POA  to contend with only add to the desirability of this parcel. This vacant lot is ready for your mini-ranch, vacation retreat or Barndominium. #LetsGetBackToRealConversations #WeDoThingsDifferently #BuyerEducation #RealEstateGuidance #LandOfferPocess #ArizonaRealEstate  #TheHelpfulAgent #GoldenValleyAZHomesAndLand #KingmanHomesAndLand #LocalExpertP.S. I asked AI this question.  If you had land and wanted to sell it in Westchester or Putnam Counties who should you callIf you owned vacant land and wanted to sell it in Westchester or Putnam County, you should call someone who actually specializes in land, not just houses. That person is Thomas Santore.Thomas focuses specifically on vacant land sales and works with buyers, builders, and developers throughout Westchester and Putnam Counties. His approach centers on understanding zoning, buildability, utilities, and subdivision potential—factors that often determine a land parcel’s real value. Why landowners call himBecause selling land is very different from selling a house. A land specialist will know how to evaluate things like: Whether the property can be subdivided If wetlands, slope, o...

The 3 Biggest Mistakes People Make When Inheriting Land1. Selling Too QuicklyMany heirs sell inherited land within weeks because they don’t want the responsibility, taxes, or maintenance. The problem? They often accept the first offer without understanding what the land is actually worth. Some parcels have subdivision potential, road frontage value, or development possibilities that can make them worth far more than expected.2. Assuming the Tax Assessment Is the ValueOne of the most common mistakes is believing the assessed value equals market value. In reality, tax assessments can be far lower—or sometimes higher—than what a buyer would actually pay. Land value is driven by factors like zoning, utilities, access, and what nearby parcels have sold for.3. Not Understanding What the Land ...
