Buying a home in Charlotte, NC is often seen as the more traditional route, but that isn’t always the right choice for everyone. For example, if you’re not planning on staying in one place for very long, then it might make more sense to rent. The same is true if you’re not ready to commit to a mortgage or if you’re still trying to save up for a down payment. On the other hand, buying a home can be a significant investment, allowing you to build long-term equity. The best option for you will still depend on your unique circumstances. As a real estate agent of Showcase Realty, I have extensive experience helping clients navigate the complex world of renting and buying homes in Charlotte, NC. Let’s take a closer look at some of these pros and cons to help you decide whether it’s better to ...

When I woke up this Monday morning, the first message I saw was that of another 5 star review on Google. Besides ratifying a contract, or having a settlement to attend, this is my favorite way to start the week! I am so appreciative when my clients take the time to pen a few words and make it publicly known how pleased they were. It is always wonderful to read what exactly stood out to them. I tell all my clients from the get-go that they can never ask too many questions, and if they need to ask a question twice, to not hesitate! It is very important to me that they all go into this process as comfortable as possible, with a clear understanding of what to expect and how we'll proceed. Step by step. We review the offer docs well before we write the first one and discuss different strateg...

There’s no denying mortgage rates are higher now than they were last year. And if you’re thinking about buying a home, this may be top of mind for you. That’s because those higher rates impact how much it costs to borrow money for your home loan. As you set out to make a purchase this winter, you’ll need to be strategic so you can find a home that meets your needs and budget.Danielle Hale, Chief Economist at realtor.com, explains:“The key to making a good decision in this challenging housing market is to be laser focused on what you need now and in the years ahead, . . . Another key point is to avoid stretching your budget, as tempting as it may be given the diminished purchasing power.”In other words, it’s important to be mindful of what’s a necessity and what’s a nice-to-have when sea...

This past weekend a past client came back into town, and wanted to see a home in Denver that would work for their needs.    It is a fixer, but not as bad as some I have seen with investors.    This one needs some cosmetic things, and a couple of bathrooms.    It is a good-sized home with lots of bedrooms and bathrooms.I assisted these buyers earlier this year with another fixer, and it is coming along nicely, and is located in the same general area.     Nice to have a transaction with an agent that is in my old office, and we have known each other for years!

Laura Erwin took her investor buyer out Saturday and saw a home that worked for what he was looking for!    It needs a lot of work and is priced well for the condition. This buyer was up against 4 other offers, and was successful at winning the bid!    This buyer is always a CASH buyer, so it can be a quick closing.    It is an estate sale and vacant so that all worked out!    Hopefully, nothing is found at the inspection, but this buyer is usually up for a challenge!
