On the way into the Historic District of McKinney, Texas there are several architecturally interesting Tudor Homes that have that Cottage, fairy tale look that appears to be quite different from traditional or historic homes on North Tennessee Street. Tudor homes typically have massive chimneys, sometimes crowned by decorative chimney pots. This double chimney is funnel shaped. It is definitely different. The crowned chimney is distinctly noticeable. The front door is arched and to the right facing the front door is a stained glass window. The door and stained glass do blend in with the roof and its interesting pebbles on bricks. I do think the roof is very cool, how about you? This Tudor has that Cottage, New England Garden look which may be of interest to those who cherish a well-maint...

Ask almost any American if he or she wants to own their own home and the answer will be "Yes!" The motivation to buy a house and put down roots in a community is a universal one. Especially in America, owning one's own home is seen as achieving the "American Dream". While the desire is there, the dual challenges of low housing inventory and higher interest rates are stressing out today's home buyers. Interest rates are averaging  ~7.09% now, which is more than double the rates during the early years of the pandemic, which often ranged from 2.5% to 3.5%.  Keep in mind this advice: "Marry the House" but only "Date the Rate." One commits to living in a particular house, yet when interest rates begin dropping and changing in borrowers' favor, homeowners can then refinance with a new mortga...

What American doesn't want to own a home? The motivation to own one's own house is a strong one. Traditionally, owning a home is seen as "achieving the American Dream". Between the challenges of low inventory and higher interest rates, potential home buyers feel stressed. They feel. both FOMO (Fear of Missing Out) ands FOMAM (Fear of Making A Mistake). With current interest rates averaging at ~7.09%, that means the cost of borrowing money has nearly doubled since the early years of the pandemic, when rates often ranged from 2.5% to 3.5%.  "Marry the House" but "Date the Rate" is good advice. While one is committed to staying in the house for the long term, interest rates can change quickly and dramatically. When interest rates drop and change in borrowers' favor, homeowners can then re...

The motivation to buy a home is a strong one, especially in America. After all, owning one's own home is seen as achieving the "American Dream". Yet today's current higher interest rates are definitely causing stress for home buyers. The reality is current interest rates averaging at ~7.09% are more than double the rates commonly offered to borrowers during the early years of the pandemic, which often ranged from 2.5% to 3.5%.     Real estate experts like me advise Buyers to remember they "Marry the House" but only "Date the Rate." That's because while one is committed to the house, interest rates can change quickly and dramatically. When interest rates begin dropping and changing in borrowers' favor, homeowners can refinance with a new mortgage at a  lower interest rate.   Here is Par...

Home inspections are crucial for both buyers and sellers, as they unveil potential issues that could affect the sale. Among the myriad of things inspected, here are six major items that demand attention due to their impact on safety and cost.Foundation Concerns: Over time, a house's foundation may deteriorate, posing a threat to the entire structure. Signs include large cracks, misaligned doors/windows, and uneven floors. Addressing foundation issues early can prevent extensive damage. Roof Condition: Inspectors check for leaks, damaged shingles, and other roofing problems. Roof lifespan varies by material, e.g., Asphalt lasts 15-30 years, while metal can last 50-70 years. Repair costs vary, but replacing a roof is a significant expense. HVAC System Efficiency: The functionality and con...
