Wednesday's Wisdom: from non-other than Coach Wooden...I always enjoy just opening his book: A lifetime of observations and reflections on and off the court!Never gets old so with that said, let me share this message:Winners Make the Most MistakesMy coach at Purdue, Piggy Lambert, constantly reminded us "The team that makes the most mistakes will probably win".That may sound a bit odd, but there is a great deal of truth in it. The doer makes mistakes. Coach Lambert taught me that mistakes come from doing, but so does success. The individual who is mistake-free is also probably sitting around doing nothing. And that's a very big mistake.I can so relate with this message how about you??Wishing you a safe and healthy life and I look forward to your comments. If you are looking for a knowled...

Things To Do In Destin Florida-Seablaster SpeedboatSearching for something fun to do around Destin Florida? Tired of shopping and want something on the water instead? If so, the Seablaster should be on your must be on your Emerald Coast experience list. Let's take a closer look!Located along Destin Harbor, the Seablast is in the thick of the action. A ticket on the Seablaster allows the guest to explore the harbor, Jetties, then offshore weather permitting. The day we toured the gulf was in a mood. No worries, the captain took us under the bridge, around crab island and into Choctawhatchee Bay. The first segment featured a laid back tour of the harbor. When passing a popular establishment, the captain would offer a courtesy honk. This resulted in waves and shouts from the crowd onshore....

2025 Shall Be The Year Of ActiveRain! When I joined Activerain, the Covid Crisis was still a decade away (do the math on that). In those early Years Activerain was a terrific resource. At the time the big box broker training was way behind the times (sound familiar). Like many members, I drifted away over the years. Why? Because I knew everything of course! When I started working my new market I came back. Boy I'm happy I did! Here are some ways I see Activerain helping in 2025. 1) We can learn from others-- How did I learn about short sales back in the day? By using the search feature on AR. Presto! a multitude of free training on the subject. By doing so I was MiLES ahead of the local agent learning curve. 2) ActiveRain allows a better understanding of the national real estate market--...

I have a feeling that I will end up using some of them myself since I don't currently use a lot of apps. I always want to be more productive though. The first app that comes to mind that I use and really appreciate is Messages for Web. This allows me to send and receive text messages from my laptop. I love it and it keeps me more productive since I do most of my work on my laptop. It allows me to not have to check my phone when a message comes in since I can simply...

Understanding Differentiation vs. Being Better So what does it mean to be different and not just better as a company? And this is actually a very perplexing question to not just the CEO, but to a lot of team members as well. If you look back at kind of the grandfather of strategy, Michael Porter, the definition of strategy is engaging in a different set of activities than your competition to create a unique and valuable position. And that's a lot of really fun mumbo jumbo to say, what are the things that you do differently than everybody else to be successful? And by differently, it doesn't just mean that you're better, you're faster, you're bigger. It's that you do something with your policies, procedures, how you do something that makes you better, that makes you unique from the compet...

Miami-Dade Florida: Buy Now, or Wait? Some Highlights If you’re wondering if you should buy now or wait, here’s what you need to know. If you wait for rates to drop, you’ll have to deal with more competition and higher prices as additional buyers jump back in. But if you buy now, you’d get ahead of that and have the chance to start building equity. Should you buy now or wait? Connect with a real estate agent and talk through it together so that you can make your best decision. #RealEstateMiami #MiamiShoresRealEstate #RealEstateMiamiShores #MiamiShoresRealEstate #RealEstateSouthFlorida #MiamiShores #MiamiRealEstate #RealEstate #Realtor #houseexpert #househunting #home #RealEstateAgent #RealEstateBroker #RealEstateExpert #RealEstateForSale #Realty #Broker #HomeForSale #HouseForSale #Proper...

By Monica Hill, the REALTOR to help you discover Delaware
(RE/Max Associates)
I was late picking up my friend to attend the theater. Last minute business calls that perhaps shouldn’t have been answered delayed me picking her up. Then the map on my phone said, essentially, do NOT drive to the theater via the highway we usually take. There had been a serious accident that changed the color of the road to a solid red, so we rerouted and headed south. Well, it’s actually west, but my whole life for some reason I’ve had it in my head that Newark Delaware is south of Wilmington Delaware. Small as Delaware is, you’d think I would have had that firmly and correctly in my head. Maybe it’s because I-95 runs generally north and south. Little known fact… in Delaware it runs east and west. So, we headed west via another route and arrived at the theater just in time to see “Wh...

And we've probably said it multiple times today.According to therapists, "shoulding" ourselves — or saying that we should do this and should do that — can lead to guilt and shame. If we’ve ever uttered sentences like “I should really spend some time cleaning,” “I should just get over this already” or “I should work on my presentation,” we may be “shoulding” ourselves.“Shoulding yourself is a cognitive distortion, and ... so many of us often engage in it,” said Carrie Howard, a licensed clinical social worker and anxiety coach said in a recent article.“I shouldn’t eat that cake” and “I should have responded differently in the situation” are two examples of this, said Howard, noting that it can also involve words like “must,” “ought to” and “have to.”“It’s basically a sort of automatic th...

I had an Attorney ask when the buyer could do a RADON TEST on a piece of vacant! WOW!!That's surprising! It's not very common to do radon testing on vacant land since radon tests are typically done on homes or buildings to measure indoor air quality. The buyer's attorney might be extra cautious or possibly unaware of the normal process. You might want to clarify that radon testing is more applicable after a structure is built, although in some cases, soil testing for radon can be done before construction to assess potential risks.

2977 Brookfield in Clearwater Florida is already under contract! We started receiving offers within 24 hours of the listing going active. This is a sought after neighborhood, high and dry from flooding. This was before Hurricane Helene and the entire neighborhood remained dry and intact once the storm had passed. There were, of course, minor branches down but the neighborhood had secured any loose items so nothing was flying through the air to do any damage. With the street clean up that already took place, you'd never know there was any type of storm there. We have already had the home inspection and the appraisal. The only request from the buyer was that any holes in the walls be filled in prior to the sellers leaving for their new home (which they purchased from me a little over a mont...

Real Estate Sales Practice--Closing Should Be The BeginningFinding new lines of business is one of the toughest pieces to the real estate sales puzzle. Some agents phone prospect, others spend hours on social media. a few drop eye-watering amounts of money paying for leads. But what if there was a way to turn old business into new? Let's examine how closing can be a consistent source of NEW business. Ways to make more than a commission check at closing1) Get a seller review--The BEST time to get a seller review is when they are signing the powerful offer you brought them. This is especially true for former "expired" listings. The next best time is when all escrow conditions are cleared. Remember this for your next listing. For our purposes, just make sure to get one prior to closing. AF...

Picture this: You're a seasoned real estate agent, scrolling through listings on the Multiple Listing Service (MLS) you've used for years. It's the lifeblood of your business, the central hub where you and your colleagues share property information, connect buyers with sellers, and ultimately, make your living. But what if someone told you that the very data you've worked so hard to gather and input might no longer be yours?Welcome to the new frontier of real estate, where data isn't just king—it's the entire kingdom. The MLS Shake-UpTraditionally, MLS systems were the domain of Realtor associations, run by and for the benefit of agents. But there's a seismic shift happening in the industry. Private companies are swooping in, acquiring these MLS systems one by one. Why? Because they've r...

Conscious choosing is so overlooked that if one doesn't literally stop to assess what is going on, an automatic response will kick in resulting in the choice maker saying...I never did that nor meant it to be, or the other person or circumstances caused it to fail...I say...lets slow down and talk a bit STOP...LOOK...CHOOSE Let's summon our personal ability to respond (responsibility) and examine it up close. Every single thing that happens to you from the dawns early light to your pillow claiming you at night is under your direction and control. HOW? Via the part you play or don't play...that's how! Deny this & you become a Zombie person SOME CHOICES BITE BACK I am talking about the choices one makes. You see the little insignificant choices don't get your attention and just go to wor...

Our October challenge hosted by Frank Worrell and Carol Williams is about the tech tools we are using and those we have even discarded. My first I want to share is one I knew of for a while but only recently started using extensively. That is RPR it has allowed me to reach out to potential clients with a property report, just one of multiple you can select from, and email it to the client, impressing them with the depth of information. It includes a valuation of the property as well, with a score about how accurate that valuation might be, from one to five stars. The feedback i have had from those I have sent it to has been one of gratitude and they have been impressed with the depth of information provided. The second is a tool I was using a little, but never really committed to till rec...

Monday Motivations: Letters from Ronald Reagan & Nancy Reagan... There are times I just pick up some of the many books I have on my shelves and read some paragraphs or chapters or just a sentence here and there.Tonight, I opted to pick up "Reagan: A life in letters" I found it refreshing that he took the time to respond to letters he received and clarified some of his positions that the News Media did not present properly. I found it ironic that this was in the 1980's, times have gotten worse, and no one really can take the time and respond to the false messages the news media provides in the 2020'sWell, let me share a short one here, this letter was to Colonel Barney Oldfield USAF (Ret) Beverly Hills CA. May 20, 1985:Dear Barney: Thanks very much for all your encouraging words and for ...

Friday afternoon the remnants of Helene blew through the Cincinnati area, and with the strong winds blowing, quite a few trees didn't survive intact.  Falling trees and neighborhoods that have above ground power lines is a bad combination, and fairly quickly there were over 100,000 homes without power. I fully recognize this was a very minor inconvenience when you look at the devastation Helene left elsewhere.  Everything was intact at our home, we just didn't have the normal conveniences that come with having electrical service. But we're blessed because we do have some level of preparation for these type events.  We have our essentials ready to go.  Spare charged battery packs for our phones.  A gas fueled portable generator (wishing we had a whole house generator, but that's an invest...
