Appraisal came in too low?The FHA 203k has a nuance that may just save your bacon. Lets say you have a conventional loan and the appraisal comes in a little low, Change the financing to a Limited 203k and gain up to 10% on the appraised value. That is correct, you heard me right. I was reading another post yesterday and the appraisal came in 3% low so they went back to the seller and the seller said that's too bad, we have other offers. They could have just switched the finaning to a Limited 203k and closed the loan. This is really much easier than it may sound.What else can we do to help close a loan that has an issue with the buyer's rations being out of whack? We had an instance where the loan was to close on a December 26th or 27th...  the buyers went crazy and ran their credit card... 11/12/2023

203k is alive and well in Sheridan WYWhile the 203k is actually alive and well everywhere, it is especially the desired loan type in Sheridan WY as the majority of homes were built in 1975. That would make most of them 40-60 years old. I think every home sale should be a renovation loan, fix it like you want going in and enjoy the home as you see it. If there is carpet you don't know how many pets have left something there for you to discover in a few years. Make it your home with new carpeting or floor coverings. Update the kitchen and bathrooms, repaint that bedroom with the red walls and the one with the black walls and ceiling, LOL. The Nation's Christmas Tree, which originated in Wyoming this year passed through Sheridan Wyoming today. It's an 83year-old, 67' tall Englemann Spruce. Surprisingly, it's the first tree destined for our US Capitol from WY. Many school children showed up to see it, many of whom made ornaments for it.  11/15/2010

Sheridan Wyoming is home to many equestrian properties and equestrian events, not to mention it's home to some famous horses. From the late 1800s, The area around Sheridan and Big Horn Wyoming has been famous for raising many great horses and still today is home to some outstanding polo and rodeo events.  Perhaps our most famous horse was Foolish Pleasure, Kentucky Derby winner,who was buried on the Horseshoe Ranch in Dayton Wyoming.  Back in the 1920s after WWI, Goelet Gallatin formed the Circle V Polo Company, which was the premier polo operation in the world at the time.  See more about this fantastic history. Welcome to one of the most beautiful venues for youth soccer in the United States. The Snickers Big Horn Soccer Cup, formally know as the MARS Big Horn Soccer Cup, will host over 100 youth soccer teams from around Wyoming, South Dakota and Montana. The Big Horn Equestrian Center in Big Horn Wyoming is the host facility, which is also home to the Big Horn Polo Club.   This tournament is a display of what it's like to live in this beautiful area and a testimony to the great people who live here and host this tournament.  This same venue will also host the Wyoming Youth Soccer State Cup on Memorial Day Weekend and it will be the Venue for the Wyoming State High School Soccer Championships. 04/06/2010
